Beware of Property Managers at this location.

Location

This Is Billy Yang (see attachments below), a property manager at the Copacabana in Jomtien, Thailand. I booked a condo through booking.com around February 18th 2025. The picture advertised had a jacuzzi tub on the balcony in the front of the building overlooking the pool and sea. Upon arrival at property, the house keeper greeted me and advised me to read/sign paperwork to get processed for facial recognition to be granted access to building. Afterwards she took me to condo that i was assigned to. The Condo was not was as advertised. The house keeper and I both reach out and engage (professionally) with Billy Yang. Billy Yang basically told me take or leave it (See screen shot of text messages below) nothing else is available. Billy Yang then stated all refunds are through booking.com according to their policy. Billy Yang then PROCEED to cancel my booking through booking.com and stated that i was no show in the system. I paid 98,816.26 THB, booking.com refunded me 5,082.63 THB, I’m currently owed 93,733.63 THB. booking.coms platform clearly allows property managers to manipulate the system for their Benefit. I have spoken with 2 booking.com customer service representatives and all they say is we will contact Billy Yang.

Very comfortable and high quality .

High quality condo. Very modern . Cannot hear any neighbours from within the condo. . Billy my host was very helpful. Great location on the beach road. Easy access to anyway via baht bus or taxi . Good internet everywhere . The bed was one of the best I’ve stayed on .

The Lifts can be a little slow at very busy times. A lot of Russians who can be a little rude . It’s Just their way. Nothing terrible. Copacabana is a quality venue.

Not a good experience from the start waiting to get Facial reconization. And no front desk

Best thing was location and it was a 3 of 5

Was not much we liked.. got there and we spent 4 hours cleaning the place. It was dirty and we had to buy our own cleaning supplies. Swept cigarette butts off of floor in a No Smoking building. The kitchen was very dirty as the counter top and table had a film of grime on both and the washing machine looked like somebody spilled a syrup down the front of it. The fridge had a moldy cloth inside of it. The bathroom shower drain was plugged and mold on the floor and behind the bathroom sink. There was No toilet paper in the room and No toiletries along with No wash cloths. We had to buy a matt for the shower and one for the bathroom floor. The kitchen was okay but still only 2 forks and 2 spoons and ants every morning on the counter and kitchen table. Netflix only worked for 4 days and then they wanted money to keep watching and trouble with the tv all the time. The power went out 3 times in one week and the 4th time it was out for 10 hours and we found out the owner had not paid his power bill. When we where leaving we got a phone call saying we owed $275 for power and water i was amazed..sorry cannot recommend this place.
