Lovely lodge, decorated very nicely and modern. Very clean (except for behind the bin in kitchen) and smelt really nice and clean also. Bed in main bedroom was very comfy with cosy/comfy bedding also. Great location! Only a short drive from York, in a lovely quiet location. Outdoor equipment for kids, so great for families. Overall, a great lodge.
Unfortunately there were a few issues. Main one is the CCTV. I totally understand having CCTV, but completely unacceptable to have it covering the hot tub. This put us off using it, which was a huge let down as one of the main reasons we booked this lodge. I didn’t know who was sitting behind the camera, watching me relax in my swimwear! Second big issue are the doors - they were near impossible to open! We couldn’t get in and had to phone for help on arrival. These need fixed/adjusted as a matter of urgency in my opinion. We were also made aware on the day of arrival, that we must pay a £200 security deposit before being able to check in. This was never once communicated to us prior. A few other bits included the dirt/mould behind bin in kitchen, stickers hanging off the windows and neither TV had an aerial. So only useable if you log in to your own Netflix etc.

Comfortable stay ,clean and tidy good value
Heating wasn't easy to navigate,was boiling when we arrived and windows all open aswell. Didn't like the fact there were cameras in the hottub,nit very private in that respect. No welcome pack or instructions were to put rubbish on leaving the property

Lovely peaceful location, the property is very modern and spacious, super cosy. Tracy who lives on site is happy to help with any issues or requests you may have, nothing seems too much trouble she’s lovely. Would absolutely return we were lucky to get a bit of sunshine and it was fab to sit out with a glass of wine listening to the birds. The hot tub was perfect on arrival and we were able to use it same day. Just a note to potential guests as a security deposit of £200 is required before check in which was to be sent to a bank account. I was extremely wary about this (fear of scammers) however booking.com reassured me it was all legitimate and not a problem. This was received back to me same day of check out. No issues whatsoever regarding sending or receiving my deposit back which was fantastic. Always a quick response to any messages sent.
There wasn’t much to dislike but I do feel the need to mention about the heating to any potential guests. It is extremely temperamental and on cool evenings especially after a hot tub you will want it on as the property is so big and open. We must’ve spent so much time trying to get the thermostat to connect to the boiler with no Joy. Would absolutely advise the owners to get this investigated as it is a nightmare and a lot of messing around. The garden is looking in need of a spring spruce and a lick of stain on the decking, it does let the outdoor area down a bit especially the curtains around the tub. Also be mindful of neighbouring homes, we were sat out having a chat and a glass of wine and listening to smooth radio as background noise on our tiny speaker around 5pm, it was not on loud at all however we were asked to ‘’chill with the beats” which did make us feel a bit uncomfortable as we were not out to upset neighbouring properties. We are just a couple who were enjoying a bit of evening sun we were not noisy in the slightest.

The exterior was very neglected. The grass was unmowed, the garden furniture was dirty, and part of the children's playground was unusable without our prior cleaning.
