Location. Access. Quiet. Good bed.
Air conditioning was louder than a snoring bear. We asked for a fix but no go. Shower door was a calamitous concertina contraption that did anything but keep water in. Kitchen amenities badly lacking. No dish cloths or liquid. Two glasses and two spoons not enough. No basic kitchen condiments. All things the average traveler does not have handy.

Great location, well appointed room. Satisfactory cleanliness.
A little tricky to gain access but we did get there eventually. This was not necessarily the owners fault.
We didn’t see the owners or any other staff during our stay, but we didn’t really need to.

Central location
There was a problem with automatic door that I couldn’t get in. It was fixed though in a couple of hours after a call to the hosts.
The kitchen room is pretty small
Although the bathroom is big there is almost no place to put or hang things
The air conditioner is very loud
