PLEASE BEAWARE AVOID FRANK PORTER THE WORST NIGHTMARE
I have been using Booking.com for many years and have always trusted their platform to ensure safe, reliable stays. Unfortunately, my recent experience with Frank Porter – Marina Terrace, Dubai (Reservation BC-qr8jB1Rm3) was by far the worst and most distressing I’ve ever had.
1. Check-in nightmare
I planned to check in at 3pm, but I wasn’t allowed to do so because they demanded that I first upload passport copies and pay a deposit through their online portal — which was not working. I tried calling customer service twice, waited over 15 minutes each time, and was disconnected both times.
Eventually, after requesting an urgent call-back, I received a call from a staff member named Joseph who apologised and confirmed the problem was on their end. By then, I had already lost most of my day trying to check in.
2. Faulty entry and wasted time
When I finally arrived at the property, the entry code they provided did not work. I had to wait around 20 minutes outside, call again, and only after the code was reset twice was I finally able to enter the apartment. My entire afternoon was wasted, and when I asked for a partial refund, my request was bluntly refused.
3. Serious safety incident
That night, around 2am, one of my guests got locked inside the bathroom because of a faulty door lock. It took another phone call and a maintenance person to come over, who himself struggled to open the door.
This was not just inconvenient — it was embarrassing, stressful, and completely unacceptable in a property charging premium prices.
4. False damage claim and harassment
After I raised a complaint with Booking.com and asked for Frank Porter’s formal complaints process, instead of resolving the issue, they retaliated by accusing me of damaging the electric stove and demanded AED 2,399 for replacement.
They sent “before and after” photos as evidence — but upon examining the metadata, I discovered that:
Both photos were taken only 3 seconds apart (13 Oct 2025, 12:00:58 and 12:01:01), with identical GPS tags and metadata, meaning they were taken in the same inspection session.
Later, they sent another photo dated 10 July 2025, months before my stay, and claimed it was from October!
This proves that the evidence was inconsistent, misleading, and possibly manipulated. The stove wasn’t even used during my stay, yet they tried to shift blame onto me after I complained.
5. Deposit withheld as ransom
Frank Porter has still not refunded my deposit, despite multiple chases and proof of non-refund shared with Booking.com. It feels like my deposit has been held as ransom for speaking up.
6. Lack of accountability
Booking.com’s customer service were polite and sympathetic, but they admitted that they can only act as a “mediator” and cannot compel the property to release my funds — something guests should be aware of before booking.
7. My conclusion
This entire ordeal was mentally exhausting and deeply disappointing. What started as a short holiday turned into weeks of stress, follow-ups, and false accusations.
Frank Porter’s conduct was unprofessional, dishonest, and retaliatory. They ignored my messages, failed to return my deposit, and submitted contradictory photos to cover their actions.
I would strongly advise anyone considering this property — or any managed by Frank Porter — to think twice. Read reviews carefully, insist on clear documentation, and never assume your deposit is safe just because you booked through Booking.com.
Booking.com should also review this partner’s operations seriously, as their behaviour undermines trust in the platform.
