## Space

In terms of layout, the house is arranged over three levels:

¤ On the ground floor, you enter directly into a hallway and access the first floor via a wooden staircase.

¤ On the first floor, you will enjoy:

* A beautiful living area bathed in light from large picture windows overlooking the stunning scenery, featuring:
=> an ultra-contemporary kitchen/dining area equipped with all necessary appliances (oven and microwave, American-style fridge-freezer, stovetop, dishwasher, filter coffee maker, toaster, kettle, crockery, and utensils)
=> a dining area with a large table and chairs
=> a lounge area with a standard seating arrangement: sofas and a coffee table (NO TELEVISION)
=> access to a large lake-facing balcony/terrace equipped with tables and chairs
* A separate toilet
* A bathroom with a walk-in shower, double vanity unit, and toilet
* A large bedroom with a lake view and balcony access, featuring a King-size bed (180x200cm), a desk, and a wardrobe/closet
* A bedroom with two single beds (90x190cm) and a wardrobe/closet

¤ On the second floor, you will have:

* A bedroom offering a superb view of the lake, equipped with two single beds (90x190cm) that can be joined to form a single Queen-size bed (upon prior request), a wardrobe/closet, a small sofa, a desk, and a small cabinet. * A second bedroom with a double bed (140x190 cm), a small desk, and a wardrobe/closet
* A bathroom with a bathtub, vanity unit, and washing machine
* ​​A separate toilet

¤ Outside, you can enjoy:

* the balcony/terrace with an outdoor dining area and a charcoal barbecue
* parking space for up to 3 cars.

Please note that, for your comfort:
- The house has WIFI
- All rooms are equipped with AIR CONDITIONING
- SHEETS and TOWELS can be provided ON REQUEST (15€ per person)
- Baby equipment can be made available free of charge on request
- Check-in and check-out times can be flexible (on request) except in case of cross-arrival and departure.

Important remarks:
=> A DEPOSIT is required for each booking.
=> A swimming pool enclosed by an electric cover and fencing takes up a significant amount of space in the garden. It is inaccessible.

The house is located in Le Viviers-Du-Lac, at the place called La Grande Mollière located at the end of the hill of Tresserve overlooking the lake, thus, you will be close to:
- the magnificent Lake of Bourget so dear to the poet Lamartine, the largest natural lake in France, support for a wide variety of water activities (sailing, kitesurfing, water skiing, rowing, paddleboarding, cruising, etc...) – 2 minutes by car and less than 15 minutes on foot
- the city of Aix-les-Bains, Riviera of the Alps, dedicated to well-being and tourism with its cultural and historical sites, thermal baths, spas, restaurants, casinos and its internationally renowned 18-hole golf course (Club 1895) open all year round – Less than 10 minutes from the city center by car.
- the city of Chambéry, the historic capital of Savoy, rich in a ducal past and a wide architectural heritage – 15 minutes by car.
-the city of Annecy, the "Venice of the Alps" with its charming old town and natural lake – 30 minutes by car
- the Bauges Massif Regional Nature Park where you can practice alpine skiing, Nordic skiing, skating, cycling, hiking, paragliding, with the resorts of Savoie Grand Revard (with La Féclaz) and Aillons-Margériaz – 40 minutes by car.

Before your arrival in the accommodation, you will receive a welcome booklet by email containing various practical and tourist information!

Viviers-Du-Lac is very well connected:
- one hour from Lyon, Geneva and Grenoble via the Alpine motorway network. The road network, both national and departmental, irrigates it directly, doubly linking it to Aix-les-Bains and Chambéry.
- its train station served by the TER allows passengers to reach Aix les Bains or Chambéry in a few minutes, where the TGV leads to Paris in three hours.
- less than 10 minutes from the small airport of Chambéry and 1 hour from the airports of Lyon or Geneva.
