Great location, but the flat was not ready for four guests

Excellent location — a few minutes' walk from the Grassmarket, the castle and the Royal Mile. The main bedroom bedding was clean and comfortable. When the host responded, she was polite, and replacement towels, linens and a toaster arrived the following day.

The flat was not prepared for the four guests it was booked and paid for. On arrival there was bedding for two and only two towels. We searched the flat, including inside the sofa storage, and found no usable spare bedding — only two dirty pillows under the sofa, and a duvet on an unfinished shelf above the water tank that was damp and stained. Two of our party had no proper covering for any of the three nights; we ended up using a decorative throw from the main bedroom. We contacted the host and Booking.com from 9:30pm; we did reach Booking.com staff after midnight, but they could not help because the host was offline and unreachable. The bathroom has no window and the extractor fan did not work, so there is no ventilation at all. No other room has ventilation either, which likely explains the damp bedding. The toaster did not work. The only fan was heavily coated in dust. The hot water was switched off at both the kitchen switch and in the closet, so the shower did not work until we located and turned on the controls ourselves — the kitchen switch is not mentioned in the property manual. Replacement towels and linens arrived the next day, but no duvet or blanket was provided at any point during the stay, and the fan was not cleaned as promised. £990 for three nights, including a £115 cleaning fee. The owner refunded £130. The photos are accurate as far as they go, but they show a flat that looks well presented — they don't reflect what it's like to actually stay in it.

Excellent location!

We stayed (three adults, family trip) for four nights in early July 2026 at the flat right next to Grassmarket street and the experience was great. The location is amazing, with all the sightseeing attractions close and easily accessible. The flat was clean and had all the amenities that you need for a nice and comfortable stay in Edinburgh, without worrying about the place you stay at. If we are ever back in the city, we will try to get the same place.

There was nothing in particular that we didn't like. The TV was occasionally losing signal, but it is not an issue at all in my opinion. My parents were happy, which made me happy and in turn the whole trip was a great memorable experience:)

Location

Entry way was dark and unsafe walk up interior steps, confusing appliances and bathroom shower, no extra bedding for 3rd person, filthy extra bedding quilt with no cover, weak heaters, no diswasher but dishwasher soap in kitchen and no laundry soap, bright street lights from exterior at night, excessive cleaning fee.
