No cooked brekkie offered but we knew that in the room they provide a fridge toaster kettle amd microwavet loads off tea, coffee, sugar fresh milk and bread, butter and jams, bed was super comfy

It didnt bother us as we were mostly out but no tv nightmare if you have kids

Great value and ideal location for events in Hove area

Not close to any shops

Very clean and I highly recommend it to any who wants to stop in Brighton

The shower was nice and powerful. The room was very clean (I have quite high standards!). All the advertised mod cons were present and correct. In addition, washing-up materials were provided at the sink, which was helpful to keep on top of my dishes. I appreciated the complimentary food. The suburban location felt safe and was quiet (except for the builders next door, who were not loud during my stay, but I can see from other reviews that experiences may vary). The host was accommodating regarding my late check-in and check-out. Buses head directly into town from a nearby bus stop.

The thing I really hated was that all of the bedding had an overpowering, sickly-sweet fabric softener/conditioner smell. The towels were even worse. That might be some people's thing, but it REALLY isn't mine, and was not something I would have thought to ask about; I've never experienced it in a hotel before (round half the world). I would advise the host not to use perfumed laundry products, or at least to give guests a heads-up. Some people have allergies or sensitivities to these things. aside from a general aversion. The host also appeared to have put one of those chemical "air fresheners" in my room while I was out on the second day. I didn't appreciate that and it promptly went into the hallway. The other nasty surprise was a loud, mechanical churning noise that started in the middle of the night and carried on periodically through the night. I was struggling to sleep, anyway, and this noise made it virtually impossible. Another reviewer attributed the noise to a tumble dryer, which I initially suspected. However, further investigation revealed that it was the fridge. The noisiest fridge I've ever heard! Of course, fridges aren't really designed to be right next to beds, useful as it was. I would suggest the host gets a quieter model (or that guests unplug in the night *cough*). I could also hear the host up and about from around 6 am, which was not ideal.
