All in all, this is a great property, near Lake Texoma but far enough off the water to not be bombarded by lake noise at all hours. It is really peaceful and quiet. It has a large front yard enjoyed by the young kids and a large backyard for our four legged kids. Easy to find if a bit remote. The sleeping arrangements are well designed, and can easily sleep 16 adults. However the bunk room is cramped for adult use and best left to children. Nevertheless if you are not fully sold on Netflix , you better bring lots of games, or play outdoors. Of course most are here to fish or get in the Lake. The TV viewing is limited and could use an upgrade. Kitchen appliances and appointments are top flight, and you get a large kitchen and dining area. A second fridge would be useful if space could be found which wouldn’t sacrifice anything else. We would return if all parties were interested.

We had a great time. Quick walk to the water, the beds were very comfortable, and pictures were as shown.
