Breakfast had scones, cereal, toast with cheese, coffee and tea, so overall pretty good and filling. Service was exceptional, and we loved the music hour at 9:30!!
Only issue was that the walls were pretty thin (at least on the ground floor where we stayed) so we could hear everyone outside our door.

Nice newly renovated room, breakfast on site was fine and free parking on site was convenient. Is located a fair way from the city but bus stop is just around the corner and very regular.
The bathroom was old and needing a bit of a face lift. But everything functional so wont complain about the aesthetics.

Travelling to and from the centre of Edinburgh by bus (services 3 or 29) worked brilliantly. The bus stops are 50 metres from the hotel towards the city. If you have a car, there is a free car park, and you - thankfully - can approach from the bypass without incurring the city charge. Bus times on the Lothian Buses app are more accurate than Google and match the display at each bus stop. The rooms are very clean, spacious, comfortable and straightforward. Nothing fancy, which suits us. Good clothes storage, drink-making facilities and a hair dryer. The bed was the best, and it was a quiet night. The shower and washing facilities were great. We could have done with a second chair to save one of us from sitting on the bed. We oldies like to sit in comfort! Well-maintained for a well-used building. There were two loose tiles in the wash area that eventually will needed attention to prevent water from leaking underneath. Continental breakfast was what we liked and expected. Not into cooked breakfasts. There was plenty of everything on offer: cereal, fruit yoghurt, juice, fruit, bread/toast, pastries, butter, cheese, ham, jam and marmalade. Freshly served tea or coffee. White and brown bed with a toaster for fresh toast! Above all, the staff were friendly and eager to help. This was the best part of the experience. Price. We know well how expensive Edinburgh is, especially during the summer and the festival. This was well priced, including breakfast, which saves so much hassle. For the sake of the bus journey (free to us older folk but worth paying for if needed!), this was half the cost of staying in the city centre and is very fairly priced. On the same night, we would have struggled to find a bed for just the two of us for under £100. So this is a fair, okay price.
A second chair in the room. Two loose tiles need repair in the wash area. Otherwise everything was great.

Room size was good, breakfast was passable, not really continental more toast and cakes, staff OK
Room condition was not up to par, floor was dusty, mattress was soft and way past its best, also hairs on bed and pillows soft and bedding not clean, main issue was the so called bathroom not cleaned and smelt of urine, light was too dim, not a nice place, water pressure was low and hot water to hot, also the decor was poor holes in the walls and finish was rough and painted by someone who has no idea how to paint, overspray everywhere looked a mess and mirrors the hotel, a bit of a mess, more like a dormitory, I won't be going back and thankfully was only for a night, left pronto in the morning.
