♦️ Rental agreement must be signed within 24 hours of booking confirmation to secure your reservation; otherwise, it may be cancelled with no refund.

⚠️ Amenity Badges (2026 Update): Effective January 1, 2026, Towamensing Trails POA uses eight (8) blue amenity badges with lanyards instead of wristbands. Do not take them home or discard them; return them to their designated location after your stay. Lost or stolen badges incur a $150 replacement fee.
✅ Driveway accommodates maximum 6 cars (township limit). All vehicle info must be provided; message us 5 days prior for changes.
✅ Vehicle access to community trash collection center included.
✅ Badges provide access to: lake, beach, outdoor pool, sports courts, playground, clubhouse restaurant. Kayaks/boats rented through community at guest expense. Lake may close without notice for water testing.
🌟 Day Pass Policy: Max 12 guests total; extra day passes available at Boat Rental Office for $10 per person, per day (Cash only, children under 5 free).
Guests are not permitted to have outdoor fires in Towamensing Trails.
Rural setting: small insects may occasionally be present; year-round pest control in place.
⚠️ Must be over 25 years old to book, and booking guest must stay for the duration.
⚠️ Wildlife Note: 🐻 Black bears may be spotted; secure food and trash properly.
⚠️ Winter Driving Note ❄️: 4WD/AWD strongly recommended in winter. Guests are responsible for towing/assistance if stuck.
⚠️ Lost & Found Shipping Policy: $50 handling fee for item retrieval and coordination, separate from shipping costs 🚚.

SECURITY CAMERAS: 2 exterior cameras in plain view (1 doorbell camera at main entry, 1 floodlight camera over garage facing driveway).
For non-Airbnb reservations ONLY, eligible refunds are subject to a 6% processing fee and a mandatory $50 damage waiver fee.
