Our stop at larpool.

The location was very good great views over the river Esk.

The property is in need of some repairs decking on balcony rotten. it did'nt have a smart TV.

Could be a fantastic place if looked after.

The location was good with lovely views. The house is really nice but had quite a few problems. Key collection was easy.

The upstairs 2nd bathroom was out of order on arrival. The owner told us that it had a leak that morning and so could not be used. This i found out later was a lie!! because other's had reported it in their reviews at least a couple of months earlier. The WiFi box wasn't working but was replaced fairly quickly after i complained. There was not enough seating for 6 people 🙄 so one was always on the floor or on an outside chair. Why advertise it for 6 and supply 5 sests.The decking was very slippery when wet and needed a clean! and the oven wasn't working, completely dead! After buying pizzas for 6 people and nowhere to cook them. The drains are blocked so the water takes a long time to empty out. The downstairs toilet was very smelly. No tea towels or cloths supplied. No hairdryer. Very disappointed at being lied to my face in a friendly manner!!

Beautiful setting, disappointing cottage.

Very quiet. Beautiful views. Positives Beautiful setting Lovely welcome pack with coffee and biscuits and washing up stuff. Beds made up properly Towels provided which is a lovely bonus. Toilet roll and hand soap provided. Balcony and outside space. Dishwasher if needed (we didn't use it). Free WiFi which was much appreciated. Board games and dvds available.

Lots of little things were not ok; Lots of cobwebs Fridge not clean with only one shelf and the light didn't work Second bathroom locked as it was being renovated despite the listing claiming two bathrooms (there was a third toilet but not a second working bathroom)- I have a child with a digestive medical condition so paid for a place with two bathrooms Really creaky stairs and floors despite the building not being that old. Lots of lights didn't work including landing lights meaning having to go downstairs in the pitch darkness to use the toilet was quite hazardous. Blinds in the master bedroom didn't fit properly. Cutlery was broken and hard to use - really needs replacing. Living room sofa and cushions really dirty - again would recommend they are replaced. Master bedroom mattress exceptionally hard and uncomfortable All pillows were old, slightly lumpy and flatter than the Nevada desert. While I understand in a three story house the doors have to be fire doors - they all are weighted and slam shut and are heavy. Again, quite hazardous and given the thin nature of the walls - really really noisy. Overall - not really worth the money we paid and not up to the standard we have come to expect from a Sykes cottage. We love Whitby and go several times a year but would not book this cottage again.

Nice sized property in a great location. Lovely view from the house.

Other than the set out of the house , we loved it would have just prefered single story.

The property was well equipped and very clean . Good wifi and tv reception. The property had everything you could possibly need. Sleeps 6 with ample space with 2 bathrooms and 3 toilets.

The location of the property was not so good with the front being within 2 meters of the steep high bank which was in shade all the time and being on the SW side meant nowhere to sit out in the afternoon sun. Yes the back of the property had a large grassed area facing the river but by early afternoon was in complete shade. The double bedded room is on the second floor in the roof space with very low ceiling and a regular head banger when getting out of bed in the dark or even when it wasn't. We would never book this property again as other properties are in better locations.
