Its close to Zion, its cheap and the staff were great. They gave us the upgrade as well. Our room had Microwave, fridge.
The washroom wasn't clean, we could see some stains, the towels were very old

Good location, 1 hour drive to Zion National Park. Good information available on local walk trails. Comfortable room and easy check-in process.
Fridge in the room could not cool efficiently. Need more efficient fridges that can cool to low temperatures. Need floors cleaned under tables, etc, as empty mini alcohol bottle was still on the floor under our bedside table

A great location and the price is affordable

Very basic breakfast available at the office. Room includes a fridge and microwave, basic TV. The bed was comfortable for me. If you are looking for an affordable, short-term, one-night stay to rest your head on travel, this location is good for that.
I can compare this to another stay on the same trip with a similar price point. The appliances and sink were not as clean as I would have liked. The tub drain was very slow and the toilet had some issues. It looked like perhaps some work is in progress here, so I am giving a bit of grace.
