Welcome to Mia's Beach House!
Experience the perfect family getaway or weekend retreat in this elegant 3-bedroom, 3.5-bathroom home located in the upscale community of WaterColor. Just a short walk to the Sandhill neighborhood pool and close to the white sandy beaches of the Gulf of Mexico, Mia's Beach House is the ideal vacation destination.
Attention Guests: To book this property, you must be at least 25 years old, sign the rental agreement, and pay a refundable security deposit of $1,500. Failure to agree to these terms will result in denial of your reservation. For any questions, please call or message the host.
**Important Information - Please Read**
- Max Occupancy: 8 guests (You must confirm the number of guests in your party at least 10 days before arrival)
- Minimum Age to Book: 25 years (No Exceptions)
- Check-in & Check-out: Check-in at 4:30 PM CDT and check-out at 9:00 AM CDT
- Golf Cart: 6 Passenger golf cart included.
- Incidentals Hold: $1,500. The hold is released on the day of checkout.
- Mail & Package Delivery: Mail forwarding is in place. Do not ship packages to the home. We cannot guarantee delivery.
- Rental Agreement: Must be signed prior to arrival
- Parking: 2 standard size vehicles (No overflow parking available)
- Community Access: Complimentary access to all WaterColor community swimming pools, including - Camp WaterColor and the Beach Club. Guests must confirm the number of people in their party and complete the resort waiver at least 10 days prior to arrival to guarantee access.

- Starter Pack: Includes 4 rolls of toilet paper, 1 roll of paper towels, hotel-style soaps for each bathroom, kitchen sponge, dish soap, dish towels, and a laundry pod pack
- Private Beach Access: Guests have complimentary access to the Watercolor Beach Club
- WaterColor Trolley: Operates daily in season (April - Labor Day) from 9:30 AM - 5:30 PM, circulating to all WaterColor neighborhoods, community pools, and the Beach Club

Our family loved this beach house and we can’t wait to go back! It is beautiful, cozy and so clean. We loved the front porch and the location. It was quiet but also close to camp watercolor.

The home was lovely, clean and in a great location. This was our 9th year renting in Watercolor and first time with challenges.
The amenity bands we received did not work and it took three days to get replacements. The pools were great at being flexible with us however it took an extra amount of time each day to deal with it. Also, we were told by Watercolor that the mgt company could have picked up temporary bands even though it was the weekend, and they did not.
We did not have Wi-Fi until the afternoon on our last day (5th day). The mgt company said it was a Watercolor issue however we did not encounter any others having that issue and had several friends staying in Watercolor near us. The mgt co dropped off a new modem and said the internet company hooked it up however when we spoke to the internet company at our house on the 5th day, they said they were not there previously at the house. They also showed us the modem was hooked up incorrectly and was never programmed. We also had to stay at the house for everything to be fixed because the internet provider had to have someone present (and the mgt company didn’t coordinate being there).
While the mgt company was responsive in text, they never solved a problem timely. Everything kept getting punted to the next day etc.
For the amenity band issue, they said they would refund the amenity fee since it took four days - however we did not receive our refund.
A few items that fall more on our family personally - the beds were extra firm which were uncomfortable to us and it’s the first time we rented in Watercolor where bikes were not provided. We did look back and see that in ‘things to do in the area’ it says you can rent bikes and since we had visited over 10 times we didn’t read that section. You can rent bikes at the Boat House - it was just an additional expense and additional hassle on our vacation.
