About this house rental
The barn is located just outside of the Perry entrance of Letchworth State Park. You will not find another place like this near the park! We have a scenic view of the Letchworth Highbanks' and impeccable sunrise views!
Creative spaces are our specialty- you’ll feel it when you arrive!
Vintage & repurposed finds make this space unique with modern upscale amenities. This is the perfect place to wind down & get cozy after a day of exploring Western NY!
BONUS:Friendly farm animals live on property
As often as necessary or desired by our guests. Our spaces are all self check in & check out. You will see a caretaker on property daily ensuring our animal pals are well fed and happy.
There will be a landscaping crew on site for lawn maintenance once per week.
Quiet & calm neighborhood surrounded with scenic farmland.
You will see the stars and hear the birds & crickets chirp!
RW HOW Property sunrises are a MUST! If you are not an early riser, set your alarm at least once to see it! The view is also great from Inspiration Point in Letchworth State Park!
You can walk down the hill & be in Letchworth park in just minutes. If you GPS Letchworth State Park, it will take you to the Castile entrance, versus the much closer Perry entrance.
Rochester or Buffalo are each about a 40 minute drive. Niagara Falls, or the Finger Lakes area make for a wonderful day trip!
Perry is a lovely quaint little town that has really started to come back to life in the last 5 years! We LOVE Perry Main street- especially in the summer on a Saturday morning! It really comes alive and you can visit the market, along with the shops!
Perry has it’s own Wine bar- @rationwine, along with a brewery @silverlakebrewingproject!
While Letchworth is surely the highlight of our area, we are also home to Silver lake which is only about 5 minutes from the barn! You can enjoy Perry Public Beach, the kiddie water park at the park, Silver lake State Park, Silver Lake Marina (boat and paddle board rentals) or Silver Lake Country Club!
Entire home aside from locked cleaners (green door) and service Hallway (brown door).
The Unit to the South with the Silo + The other yellow exterior door are off limits.
Guests may enter the animal barn located on the back side of the property, however guests may NOT enter animal enclosures or open any gates.
Rw How Haus is off limits (Yellow house & garage on property).
You are welcome to utilize the yard area(s) and the designated West Barn fire pit in front of the barn.

The West Barn is an industrial Morton style barn that has been brought back to life as an industrial, yet cozy living space. Green is what gives us Hygge in the West Barn, so you will find sprinkles of green decor throughout. I've heard a range of feedback describing the space including "eclectic, historic and vintage all at the same time", to "old world European feel". We want your initial reaction to be OMG & immediately learn the meaning of hygge when you arrive.
Thermal glass paned garage doors make up the entire East view- making for exceptional sunrises everyday! You pick- doors up or down! On a warm day, it's a treat to have the doors up for an open air concept.
The view of the East lawn also leads to the pasture where you will more often than not, find our farm animal friends grazing! You may greet them at the gate with a slice of bread (one per day, please!) and they will soon become your bff's...
Our other animal's reside on the North side of the property in the animal barn and are happy to nibble on your compost or any other vegetarian snacks you offer them!
The ladies at the Chick-INN will provide you with fresh eggs daily + the garden beds are bountiful during the garden season (seasonal)!

The dining & living areas face out to the east and are filled with unique vintage finds from all over Western NY! Upcycled windows and doors make up the living room accent wall- giving opportunity for the perfect photo ops. The vintage green trunk has games for a rainy day & the island is stocked with cookbooks if you prefer to find a new favorite recipe while away!
Chefs kitchen!! Modern top of the line Kitchen aid appliances, along with a fully stocked kitchen make for preparing meals while staying a breeze! The dreamy floating shelves, kitchen island, counter tops and sink bases were all hand made by an area craftsman.
Behind the giant yellow barn doors you will find the laundry room- you are welcome to utilize this during your stay as needed- detergent and softener is always fully stocked.
A Television is provided- there are not local channels or cable- but it is a smart TV, so you can utilize our Netflix account, or your own if that is your preference.
Fast Wifi is available via starlink.
We've got a gorgeous green chippy desk that has loads of space if you need to work while away! There is room for a computer and accessible outlets.
Sleep great on our new Serta iComfort Hybrid mattresses featuring Serta's cooling Carbon Fiber Memory Foam and EverCool® Fuze Gel Memory Foam!
The North bedroom features a king bed with down bedding and a loft sitting area! The loft has seating for two and also provides a 'lofty' view into the living room and allows the morning sun into the room. It's the perfect space for some quiet time or getting cozy with your favorite book!
The West bedroom includes a lifted queen bed and gives you all the shabby chic vibes you could ever want! Sliding vintage green doors open into a private bathroom that showcases a large green glass tile shower with double shower heads and a deep basin sink. Our 1900's Apothecary cabinet also makes it's home in this bathroom. Turn on the provided essential oil diffuser, close your eyes and transport yourself right to the spa! Plush towels provided.
The main bathroom is across the hall from the king suite and is the communal restroom of the place. This bathroom features the most amazing 13' door. While 13' does not sound like much, wait until you see it in person and you literally need to tip your head back to see the top! The door was custom made by a local expert craftsman, after my husband had the wild idea of NEEDING a 13' door- it's perfect! This bathroom features a soaking tub with provided bubble bath, along with two 12" rainfall shower heads nestled into the "wet area"- which in our case translates into an incredibly large shower! You won't find another like it! Plush towels & bathroom joke book provided.
The view- unmatched amazing views of the Letchworth Highbanks' every season of the year. If you do nothing else during your stay- set your alarm for a sunrise (or request a wake up text). You will be so pleased that you did!
There is a designated fire pit area in front of the barn. Firewood is available for purchase from a local high school student. If you pre order, we can have it waiting for you upon arrival. The cost is $12 for 2 bundles. This service is available seasonally.
The barn is located on the back side of the RW How property. We ask that guests use the outer loop driveway only and do not utilize the driveway that runs next to the yellow Rw How Haus. Please respect other guests that may be staying at the main house, or other barn space and they will do the same for you!

The two spaces have private entrances and separate parking and fire pits. If you would like to rent a larger space, we can combine the two via a middle service hallway.

Rent the entire property! Rw How West Barn (Highbanks + Southview), +Rw How Haus! With all 3 spaces, we can accommodate up to 16-20 guests on property - perfect for an in town wedding or small family reunion!
Deep cleaning fee of $500 charged for any unregistered pets. Pets are only allowed when pre registered. Pet fee applies.
Mowing occurs once per week - please know that the landscaping crew will be in/out on property as quickly as possible.
Early check in or late check out (pending availability) available as an optional enhancement, inquire for pricing.
We have exterior security cameras for security and your safety. Be sure to register all guests staying/present in the home.
Tampering with the cameras in any way will result in immediate rental termination and a $500 fee.
As a part of check out procedures, guests are responsible for making sure all personal belongings are collected. We can not be responsible for forgotten/left behind items.

We had the most amazing stay at the Southview unit at the West Barn! From the moment we walked in, we were blown away by how beautifully designed and thoughtfully put together everything was. It has such a cozy, high-end feel while still being incredibly welcoming and comfortable for a family. The unique touches (like the silo bedroom and open, airy living space) made it feel like such a one-of-a-kind experience.
The absolute highlight for our family was the animal experience. It was hands-on, interactive, and so memorable for our kids—they are still talking about it! Being able to meet, feed, and learn about the animals made this stay feel so unique compared to anywhere else we’ve been. They even have a Camel!
The location is perfect as well, we spent time at Letchworth State Park, which was only about a 10-minute drive, making it super easy to enjoy one of the most beautiful places in New York without any hassle.
Everything about this stay, from the thoughtful amenities to the peaceful setting and family-friendly experiences, was above and beyond. You can tell so much care and attention goes into every detail and it was all handled by the incredible host Amanda who you can tell has poured her love into this space. We’re already planning our next trip back and would recommend this place to absolutely anyone looking for a unique, relaxing, and unforgettable getaway!

This was our second visit to Highbanks and it certainly will not be our last! My husband specifically picked this as his birthday present. The accommodations are beautiful, comfortable and no detail is missed. Amanda is a thoughtful and warm host. We left relaxed & recharged and already talking about when we can carve time out to return. We just can't say enough about

This is not my first Dell Collective stay, but it was my first time staying at Highbanks and though this property is totally different from my other stay...it's still EQUALLY amazing. I love that the hosts have decorated their properties in a way that make you feel like you're at home (if your home was in a cool magazine) and not just with the minimum cheap basics you usually find at rental properties. Amanda really holds nothing back, and even though we had bad weather during our trip I didn't care...because my dog and I got to just relax and enjoy spending time with each other. Would ABSOLUTELY stay again. P.s. the farm animals were so cute.

Had a fantastic weekend at Dell’s Highbanks location. An amazingly beautiful curated space with everything you could want. Had the catered charcuterie plate and it was both delicious and huge. Great location for the sunrise and only a minute away from the Perry entrance to Letchworth State park (which is a must see). Enjoyed the Silver Lake Brewery, the bookstores and coffee shops in the town of Perry. Definitely could have spent more time in the area. Guess we’ll need to plan another visit.
