The main level living room opens up with a soaring stacked stone gas fireplace and a folding glass wall that peels back to reveal the Toccoa River below. Downstairs, the rec room is built for entertaining with a second gas fireplace, a large sectional, a big screen TV, a foosball table, board games, and a fully equipped wet bar with a wine fridge and popcorn maker. Whether the group wants a quiet movie night or a lively game night, both spaces deliver.

Cook, Dine, and Gather
The open-concept kitchen is stocked and ready for everything from quick breakfasts to full group dinners. It features a gas range, double-door refrigerator, Keurig coffee maker, and all the cookware and dishware your group needs. Rest Easy
All 3 bedrooms have mounted TVs and beautiful views of the trees and river. The primary suite on the entry level features a king-size bed, direct access to the riverside outdoor lounge, and a spa-style en-suite with a garden tub, rain shower, and double vanity. A second bedroom on the same level has a queen-size bed and private deck access. The lower-level bedroom features a king-size bed and a sweeping picture window with close-up Toccoa River views.

The covered upper deck and outdoor lounge are made for slow evenings with a wood-burning fireplace, a big screen TV, and views straight to the river. Below, the covered lower patio hosts a hot tub with massaging jets beneath hanging lights. A gas grill and outdoor dining table are ready for cookouts. Modern River Retreat sits in the heart of the Aska Adventure Area, surrounded by hiking trails, swimming holes, and some of Georgia's most scenic mountain roads.
