Located in an independent building, this elegant tourist accommodation is spread over two floors and offers spacious, bright, and perfectly equipped environments to ensure a comfortable stay in the heart of Venice.
On the ground floor, there is a large fully equipped kitchen, alongside a spacious dining room.
The floor is completed by a home office, a room with separate beds, a shower bathroom, and a pleasant inner courtyard where you can relax in the open air.
The upper floor houses a large living room, from which you access a large private terrace directly overlooking the square, an ideal place to enjoy moments of tranquillity. The sleeping area includes two comfortable bedrooms and two modern bathrooms, both equipped with a shower.
The property is located in Campo San Zan Degolà, a strategic position that allows you to easily reach both the train and bus stations. The main attractions of Venice, such as St. Mark's Square and the Rialto Bridge, are reachable with a pleasant walk, making the accommodation the perfect solution to experience the city in complete comfort.
Check-ins are possible from 3 pm to 7 pm. Later check-ins are possible by prior agreement and with a supplement of €30.00 for arrivals by 10 pm or €50.00 by 11 pm. At check-in, the tourist tax payment of €5 per person per night will be required, and a rental contract will be compiled and signed, which will also include the details of a credit card in the guests' name as a guarantee for damages.

We were excited to stay in Venice and enjoy the city but also have space to relax. My first concern was not wanting to carry my luggage through the city. This home has a direct water drop off so the private water taxi from the airport was a dream. They help schedule it and communicated so clearly how to find the taxi in the airport. It is worth the extra money to take the private taxi here. I will also say that if you are arriving by train our friends walked easily in about 10 minutes to get to the train station from this home. The home is beautiful and quiet. The patios give you a space to be outside and enjoy the weather and sounds. It felt like you were a local staying here. The home is clean, large and having three bathrooms was a bonus with 6 people staying there. We did not use the kitchen but they have everything you need. The decorations are beautiful and again really make you feel like you are a local. The location for getting around the city was exactly what I wanted. It is an easy walk to St. Marks, (20 minutes), ferry to Murano and Burano, train station, and walking to Accademia bridge to see the new Chihuly exhibit. There are also tons of more local restaurants nearby that offer the same quality of food without the high tourist area prices. They also helped me schedule my ferry back to airport which was a huge relief. This is a great location and I highly recommend it if you are visiting Venice.

Absolutely stunning home in such a beautiful location with so many amenities, you’ll want to stay on the front balcony and sip coffee all day and just watch the world go by. Helpful hosts and convenient to restaurants, shops, and right on a canal so you can literally get a water taxi to your door. Simply bellissimo!
