Ocotillo House Rules
This booking is Ocotillo, the south house at Willow Mountain Vista. Estrella, the north house, sits about 100 yards away and may be occupied by other guests. Please respect their space.
Guest count and pets Guest count must be accurate at booking. Maximum occupancy is 7. Everyone on the property must be disclosed on the reservation. No extra guests without prior approval. Message us if you need to update the number. The rate per night goes up with higher guest counts. No pets at Ocotillo.
Check-in and check-out Check-in is 4:00 p.m. Check-out is 10:00 a.m. Central. You will receive a door code and a welcome message before arrival. Early check-in can be purchased with prior approval. It is not guaranteed unless extra staff is available, and fees apply. Late check-out may be billed as an additional night. We are in Central Time. Cell phones may connect to towers in Mexico and set your clock back one hour. Confirm your phone is on Central Time so you are not late and do not incur late fees. Beds already on site One king bedroom, a second bedroom with two queen beds, one rollaway in the closet, and a pack-and-play in the closet for infants.
Water and power This home has grid power. The water supply is off-grid — every drop counts. No baths. Limit showers to under 5 minutes. Don’t run water while brushing teeth. Only run the dishwasher when full. We try to keep drinking water in the dispenser by the sink. Bring extra so you have enough for the stay. Bring paper plates and cups if you want to cut down on dishwashing. Septic — flush toilet paper only. “If it’s yellow, let it mellow.” Laundry is primarily for housekeeping. Please limit personal use.
Parking Park on the gravel at all times. Do not drive off the drive or pad onto the desert. Do not block the sister house or the shared dumpster. The driveway is compact dirt and gravel. No 4x4 is required in dry weather. After rain it can get muddy. Stop on the road if needed and walk the short distance through the parking area to the house. Stay on the gravel.
Trash Keep trash in the house, in the large receptacle by the back door, or in the dumpster on the driveway. Secure it from wildlife. Do not leave bags on the porch.
Land and safety You may walk the acreage at your own risk. Stay generally near the homes. Do not cross arroyos, bluffs, hills, or property lines. Do not climb the bluffs or cliffs. If you want the property-line map, ask us. Do not wander onto adjoining ranch land. Do not use Estrella’s decks, patio, or indoor space. Do not collect rocks, plants, or firewood. Stay at least 15 feet from cliffs, arroyos, and drop-offs. Be alert for uneven terrain, cacti, snakes, and other wildlife. Keep children in sight outdoors. Do not feed or approach wildlife. Do not leave food, trash, grills, or coolers outside overnight. Use a flashlight after dark. Do not reach under rocks. Do not kill or move a snake — stay back and text us. There is no hospital in Terlingua. Quiet hours are 10:00 p.m. to 7:00 a.m. Sound carries. No projected sound after 10:30 p.m. Follow the dark-sky ordinance — use minimal lighting at night. No smoking or vaping indoors.

Child safety- there are no outlet covers, also no railing on outdoor patio steps so please watch children.
Fires, cooking, and prohibited items Bring your own firewood. Do not leave a fire unattended. No fires when it is windy. Fires must be fully out when you are done. Fires are not recommended during burn bans. Outdoor cooking equipment must be on flat ground, at least 20 feet from structures. Fully extinguish heat sources after use. No fireworks, firearms, or confetti (confetti cleanup fee: $100).
Pets No pets at Ocotillo. An unapproved animal can end the stay plus a fee of up to $1,000. Pets are allowed at Estrella only. If you are traveling with a dog, book Estrella or the full-property buyout.
Events This listing is one house, not a venue rental. If you want an event, extra visitors, vendors, or hired staff, you must rent the full property (both homes and the 47 acres) and get approval from us first. Events of up to 60 people will be considered. Message us and we will put a custom package together. A separate venue agreement will apply. Unapproved events are subject to a $1,000 fine. An event includes a ceremony, dinner for extra people, tents, DJ or projected sound, generator, catering, lighting, décor, hair and makeup stations, dinner scapes, media, paid photoshoots, and commercial photography. Do not list this address as a venue. The guest does not have the right to sublet the premises.
How to reach us This is a self check-in. For help, message us through the Airbnb or Vrbo app. If it is urgent, call or text the number in your welcome message. In a true emergency, dial 911. We are real people, not an AI or a big company, and we need sleep. Please avoid non-emergency messages between 9:30 p.m. and 6:00 a.m. We cannot send maintenance or housekeeping overnight, so we will respond first thing in the morning. Quick examples: locked out and it is below freezing → emergency, call us anytime. A spider, something not working, or you want to add a night → not urgent, message us after 6:00 a.m.
Also know Guests are responsible for the cost of any damage, extra cleaning, or losses caused by themselves or their visitors. Guests must follow all local laws. Illegal activity may end the stay without a refund. We do our best to keep everything in good working order, but we cannot promise that utilities or amenities will always be available without interruption. Storm-related outages are not eligible for a refund. Your booking confirms that you understand and agree to these rules. Failure to comply may result in additional charges or ending your stay without a refund.
