I had a brilliant stay here, whilst maybe not for everyone, for my purposes it was pretty well spot on, no frills, comfortable, chilled out accommodation. The owner was cool, everything explained by phone upon arrival. This is a family home with boarding rooms. Shared bathroom & 2 separate WCs, there was never an issue using these due to competition. I had the place to myself for most of the time with only 2 others staying who were quiet & getting up to leave very early so by the time I arose I was the only 1 in the house, as was the case over the weekend. Nice garden & patio to have coffee outside which was nice, & the River Wensum at the bottom of the garden. Although just off the main road into Grantham, It is on the low road, a tiny lane which drops down into an earlier time & is remarkably quiet for its location. The overall decor, whilst circa 1980's is clean & has been well maintained, making it feel very homely & comfortable which I like. So, if you are wanting slick state of the art everything new with designer toaster & stuff like that then this probably isn't for you. But if you want a chilled out comfortable place to stay which doesn't break the bank then I can highly recommend. Would especially suit lone travellers & perhaps not so great for folk with kids, due to the quiet chilled relaxing ambience of this place. It is what it is & I Loved it 😊

Yes, & whilst mostly everything was fine & I HAD A FAB STAY, there was a bit of a niggle in that the shower really wasn't great as had a very poor flow rate for a warm shower. Due to unequal water pressures it has to be cranked right round to hot to get any warm water out. I did manage to just about get a shower out of it & only used it once more during my 5 day stay as I really couldn't be doing with it's foibles. I think the H&C water supplies are unbalanced, where in fact they should both be fed from the tank & the installer should have known this. I'm a plumber so being hyper critical. It is useable, just, but if you have longer hair then it would become increasingly frustrating to use, the more hair you have with the flow being so poor. I didn't investigate any further than to establish that a low pressure tank fed hot water system was in place, & with a higher flow rate on the cold, it is almost a certainty that the cold is mains fed, needing either a supply connecting from the main storage tank, or indeed a pump fitted to the hot, which isn't ideal but if done with care by a plumber who knew what they were doing (you'd be surprised at those who don't), could at a pinch, provide a solution. This is constructive criticism for the owner more than anything, as it wasn't something I raised at the time as she was away & I had a tight itinerary. So, get a decent plumber & ask that the shower cold supply be checked to establish it's source (almost certainly mains), & look into providing a balanced water supply to the shower which would rectify the problem. Like I say, this is constructive criticism as if the house was busier it would become more of an issue. I got by, it wasn't ideal, BUT with this being the only issue, on balance I had a Fabulous stay. For me, not a deal breaker although it does need addressing by a decent experienced plumber.

Easy parking, very quiet location. Joanne was a super host. Room was large and comfortable. Made me very welcome.

Lovely welcome from Joanne. The room was spacious with garden view. The house is located in a quintessential English small village made of lovely cottages on the outskirt of the town and set in the beautiful countryside.

It was a short stay for me so there's nothing I didn't like - maybe there's the possibility to have breakfast if you are staying for a long week-end.

Very friendly and accommodating ideal for what we needed an over night stay.

Not sure about the singing at 8 in the morning. Room very basic but value for money
