This property is more beautiful than i imagined. The pictures don’t do it justice. The oceanfront view is amazing. The place was very clean and spacious. The two bedrooms were perfect for our family. Me and my husband stayed in one room and our two small children stayed in the other. The kitchen came in handy for morning breakfast so we didn’t have to spend more money anywhere else. And who could beat breakfast with an ocean view? At night after we put the kids to bed my husband and I enjoyed lounging in the front patio star gazing and listening to the ocean waves. I was delighted with this place and don’t have a single bad thing to say. If we’re ever in San Simeon again we will definitely want to stay here again.

The location was right on the beach and very close to Hearst Castle and the seal beach that we planned on visiting and the purpose of this trip.
The overbearing rules and constant threat of additional fees being added. I did not realize that in addition to the booking.com agreement and payment, I had to sign essentially a rental agreement and allow another $500 to be held as a security deposit. We are 3 days past our two day stay and I still haven't been notified that it will be released. This all while knowing there were people waiting outside the unit to get in as we were loading our car. The deposit was after I was charged an additional $100 for having one more person in my party even though it changed nothing about the stay.
Do not stay here if you want to relax, use the kitchen, or actually step outside to see the beach because then you'll be paranoid about dirt being brought in or some other version of dirty that you will get charged for. Oh and there were ants all over the kitchen counter so that was fun to deal with in the midst of trying not to make any messes. Part of the reason I chose this was because I was hoping to cook dinner but that quickly went out the window once we saw the ants and got all the warnings about cleanliness.
Don't bring small kids because you will be on edge the whole time that they are going to mess something up, move the wrong thing, or break something. We were told repeatedly to take our trash out and make sure it was in the right bin or incur another fee. I have never once had to take trash out of anything I have rented or booked and I have not been threatened in so many small ways to not enjoy my stay.
Also there isn't a TV in the living room. That part isn't a huge deal but was an inconvenience considering we were a family staying. Also the crazy number of locks and rules around those were a headache but manageable once we made sense of all of them.
