The hotel is small but cozy, and it is perfectly fine if your main goal is to spend the night before or after a safari. The room has a ceiling fan, air conditioning, and clean towels and bed linens.
The host is absolutely charming. Although he does not speak English, he makes every possible effort to understand you and to be understood, and whenever needed, he calls his son to help with translation. He genuinely cares about making sure your stay is a good one.
The hotel is located on a street where you may encounter cows, dogs, and very friendly locals who are happy to share stories about their daily life.
Finally, the price is truly unbeatable, only 20 USD per night. An excellent value for money.
The only downside is a slight smell in the bathroom, but this seems to be something common in the city rather than an issue specific to the accommodation.

The property is new and clean and well located. The owners are very nice people and go out of their way to make you comfortable (ie. dropped me at share taxis for fort, provided blanket for tiger safari, made a fire when it was cold, etc), The dad who is onsite has very limited English but I communicated to the son via WhatsApp and he would tell dad what was needed. Worked well and quick response.
The room can bit a bit chilly. All else was great!

Clean, confortable, spacious and good location. I had a great experience here.
They took really good care of me, arranged pickup from the station but also the safaris. Gave me suggestions for food, made good milk tee. Sir D.P.Agarwal was a lovely host, always with a smile and ready to help.
The son of Agarwal was always available to translate things for me to English and arrange things for me. Not only the place is great but the family is caring. I would urge you to book this hotel despite the (yet) few reviews since they opend 2 months ago.
To be even better I would say to have breakfast option. Regardless, there are many cafes/restaurants around.
