Maximum Occupancy: The home accommodates a maximum of 14 guests—including children. Exceeding this limit may result in a $1,000 fine and cancellation without refund.
No Parties or Events Ever: Please respect our home and neighborhood—parties are strictly prohibited. Noise level detectors and security cameras are in place. If there is a party, the police will be called and you will be fined and escorted out.
Primary Renter: Must be at least 18 years old and stay at the property during the entire reservation.
Quiet Hours: As required by Clark County:
Weekends: 10:00 PM – 10:00 AM
Weekdays: 10:00 PM – 7:00 AM
Pool use is not allowed during these times.
Security & Monitoring: Exterior security cameras and noise monitors are in place as required by local ordinance. Disabling them is not allowed. There are no cameras inside the house.
Pets: Only dogs are allowed. If any other kind of pet is brought in it must be approved by the owner before booking. Feel free to reach out with a message to confirm. An additional $150 fee will be added to your booking. Extra cleaning and penalty fees will be applied if these rules are not followed.
No Smoking Indoors: Smoking is only allowed in designated outdoor areas, and there are smoke detectors inside the property. A $1,000 fee will apply if smoking is detected inside.
Maintenance Access: Our landscaper visits once per month on a Sunday, and our pool technician comes on Wednesdays. They may access the front/backyard without prior notice.
Emergency Access: Hosts or vendors may need access for repairs or emergencies.
Cancellations: Refer to our policy for refund timelines. No refunds for early departures or unexpected issues like weather or power outages.
Travel Insurance Recommended: We strongly suggest purchasing travel insurance for peace of mind.

We had a great time. The kids love the pool. Property was perfect for our 2 families. Lots of stores and restaurants around the area.

Jack’s home was perfect for our big group! He was extremely accommodating and was very quick to respond to any questions we had prior and during the stay. There was plenty of parking on the dirt road in front of the house, as well as the back, where the garage was. The description on how many beds in each room were accurate, which our big group appreciated. One of the days, the wind was so strong it knocked the back gate off its motor and we were unable to close the gate all the way. We told Jack and he immediately came to fix it! We really appreciated his time and effort into making our stay as easy and comfortable as possible! We would 100% book this home again for our trip next year. Thank you Jack!

The property was so clean, and Jack was to easy to reach. He always check on us if everything is okay. It was an excellent and amazing stay.
