THE HOME

This comfortable, recently renovated home has an open living, dining, and kitchen layout that works well for families, couples, riding groups, and longer stays.

The living room offers comfortable seating, a fireplace, and a large Smart TV—a great place to relax after a day on the trails.

The dining table seats 6–8, with additional seating at the kitchen pass-through.

The kitchen is set up for guests who actually like to cook. You'll have full-size appliances, cookware, dishes, utensils, dishwasher, microwave, oven, stovetop, refrigerator, coffee makers, and plenty of counter space.

BIKE-FRIENDLY GARAGE

If you're coming to Northwest Arkansas to ride, this is where the house really stands out.

Guests have access to the two-car garage with plenty of room to securely store bicycles and gear. A bike repair stand is provided so you can make adjustments or repairs between rides.

When you're finished riding, your bikes stay inside rather than on a rack outside or squeezed into the living room.

The garage also includes a 50-amp receptacle for compatible electric and hybrid vehicle charging.

TRAIL ACCESS

Leave the house and you're approximately one block from both the Back 40 mountain bike trail system and the Razorback paved trail network.

From here, you can build anything from a casual paved ride to a full day of Northwest Arkansas mountain biking without needing to load the bikes back onto the car.

Gear Garden, Blowing Springs, and the greater Bella Vista trail network are easily accessible by bike.

Bentonville, Crystal Bridges Museum of American Art, restaurants, breweries, shopping, and additional trail systems are approximately 10–15 minutes away by car.

GOLF, PICKLEBALL & BELLA VISTA

Metfield Golf Course and recreation amenities are nearby, and a public pickleball court is within walking distance.

A golf cart is available for guest use. Guests are responsible for operating it safely and only in locations where golf-cart use is permitted.

We can also request Bella Vista POA guest passes for confirmed guests. These can provide access to participating Bella Vista recreational amenities such as pools, fitness facilities, pickleball courts, and marina services. Individual facilities may charge usage fees.

POA processing can take 7–10 days, so guest passes cannot be guaranteed for reservations made within 10 days of arrival.

OUTDOOR SPACE

After riding, golfing, or exploring Northwest Arkansas, relax on the back deck surrounded by the wooded Bella Vista setting.

Outdoor seating and a propane grill are provided for cooking and relaxing outside.

REMOTE WORK & LONGER STAYS

The home is also well suited for longer stays, relocations, temporary housing, and guests who need to work while traveling.
