Beth’s Place at The Isle is a spacious 6-bedroom, 6-bath retreat designed for families and groups of up to 16 overnight guests. With over 3,265 sq. ft., two bunk rooms, generous gathering and recreation spaces, a private hot tub, second-floor deck, and 2-car garage, there’s plenty of room to gather and spread out. Guests also enjoy The Isle’s resort-style amenities, including a lazy river, waterslide, pool, pickleball, sand volleyball, clubhouse, fitness center, and outdoor theater. Zion National Park, Sand Hollow, Snow Canyon, golf, dining, and Southern Utah adventures are all within easy reach.

Check-in is at 4 PM and check-out is at 10 AM. Access instructions and door codes are provided approximately 72 hours before arrival. A signed rental agreement and $500 pre-authorization hold are required. Unauthorized late checkouts are $25 per half hour. Southern Utah Luxury Customer Care is available 24/7 by phone or text throughout your stay.

Maximum overnight occupancy is 16. Events or gatherings of up to 35 people require prior approval and additional fees. Approved events require two on-site staff members at $50 per hour, per staff member, with overtime at $75 per hour. Additional grounds/event usage fees may apply. Unauthorized parties, excessive occupancy, or disturbances may result in termination of the stay without refund. Quiet hours begin at 10 PM.

The private hot tub is available year-round and may be heated up to 104°F. It is routinely serviced Tuesdays and Fridays, and our pool/spa company may require property access after knocking. A requested drain and refill is $300 with at least 24 hours’ notice. Tampering with pool or spa equipment carries a $250 fine plus any repair costs.

This is a pet-free and smoke-free property. Unauthorized pets are subject to a $500 fee. Smoking or vaping is prohibited inside the home and within 25 feet of the property; violations are subject to a $500 fee plus additional cleaning costs. Alcohol is permitted in accordance with Utah law. Events involving alcohol may require licensed and insured bartenders and any applicable permits or approvals.

Please use designated parking and approved community spaces only. Fire lanes, roads, and neighboring access may not be blocked. Guests are responsible for damage beyond normal wear, locksmith charges, and excessive cleaning. Furniture may not be moved. Optional accidental damage protection may be available through the guest portal for $49, providing up to $1,500 in coverage.

Trash must be bagged and placed in the designated containers by the driveway. Additional trash removal is $70 per load. Garbage pickup is Friday; bins may be placed out after 5 PM Thursday and should be returned Friday. Please turn off the gas grill after use and leave it clean; excessive BBQ cleaning is $65. A plunger is provided, and assistance with guest-caused clogs is $40 during business hours or $70 after hours.

For guest safety and property security, exterior cameras are located at the front door, back of the property, garage, and deck. There are no interior cameras or cameras in private indoor spaces. Guests assume responsibility for their use of the home, grounds, and amenities as outlined in the signed rental agreement.

Please do not set the thermostat below 72°F, as this may cause the AC system to freeze and result in loss of cooling; guests may be responsible for repairs caused by improper use. Payment is 50% at booking, with the remaining balance due 30 days before arrival. Cancellations made at least 14 days before arrival receive a full refund less applicable fees; cancellations 7–14 days before arrival receive a 50% refund; cancellations less than 7 days before arrival are nonrefundable. Weather does not qualify for a refund unless otherwise stated. By submitting payment and signing the rental agreement, the responsible guest agrees to the property policies and accepts responsibility for their entire party.

This is much shorter than the original, but I intentionally kept the things that could create disputes later—occupancy, events, cameras, hot tub, smoking, pets, deposits, cancellation, parking, AC, and fees.

A signed lease agreement and a pre-authorization hold is required.
