Unit was clean, the staff was very friendly, they offered free microwaveable dinner. This would be an excellent stay if you were in town for business.

I've stayed at a few R9 The Yard sites and they're also well set up, like you're own private hotel room with convenient parking. Comfortable and private!
The only reason this place gets a lower score than what I usually give for R9 is because the WiFi wasn't working, or at least it was working but at full capacity to the point I couldn't even connect. I asked reception about it and they had a print out stating WiFi is a free service but sometimes due to capacity cannot be used and that they thank you for guest understanding. I was quite surprised as I hadn't encountered this issue before and I had stayed at R9 locations that appeared busy than this one. I tried multiple times throughout the night to connect but was unable to, and then eventually got access at 9:00am the next morning - I'm guessing since some people had already checked out. Honestly this was extremely inconvenient for someone travelling, at the time I had limited data available and was needing to do some planning & bookings for the next stint of my trip. I can't imagine how frustrating it would have been for those needing to do work.
**I stayed at R9 locations back to back for a few nights, I'm pretty sure this was the location with poor wifi but all other locations had no issues.
