Everything is great here. Nice and quiet and the lady downstairs is lovely. She helps with all things you need.
Only one thing. The location is not close to anything. It's not the hotel's fault though. You don't see many shops or ppl selling things so grab eat will be your friend. It is a positive if you are looking for a quiet nook in HCMC!

Peaceful, quiet, serene. No loud motorbikes racing by. Gorgeous Buddhist temple within walking distance that you must visit during prayer times (and respectfully participate in the prayer which I did!), many coffee shops and restaurants nearby with delicious food and drinks. Working A/C w remote to control temperature. Kind cleaning lady staffs the building. She will come to your aid at any time of day or night if you need assistance with anything. She offered me a meal with food stashed in the kitchen the first night. There is a community kitchen on the first floor. If you want to cook your own food, you can.
Getting back downtown takes 45min to an hour despite only being 8-9mi away due to traffic. Cash is king in Vietnam. DO NOT pay with card because your bank might be slow with international charges. I paid with card but was later required to pay in cash. I was given the cash back after my bank released the money, but it made me feel unwelcome. Severe ant infestation and brahminy blind snake infestation in the building. As I laid on my bed, ants were crawling on my fingers, laptop, bags, the table, the closet, my shoes... I couldn't take it. Then to my horror, I saw something slither out from the bathroom and quicly go across the room to hide under the closet. The next day, I saw another one slither into the drain as I came in to use the bathroom! I was offered to change my room, but when I looked at the other rooms, the ant infestation was much worse.
