About this house rental
The Cocoonr agency is offering this charming, air-conditioned house for rent in Pradons, less than 500 metres from the River Ardèche. It features a swimming pool, has a floor area of 145 m² and can accommodate up to 10 guests.
It comprises a main house with a 25 m² living room, a fitted kitchen, three bedrooms, a shower room (with shower) and an outbuilding (holiday cottage) with a living room, a fitted kitchen, a bedroom and a shower room. You can enjoy a garden of around 500 m². Wi-Fi is included – we’re just waiting for you!
The property consists of two parts:
Main house (115 m²):
Ground floor:
- A 25 m² living area with a TV, sofas and a dining area
- A fully fitted kitchen including: an electric kettle, oven, microwave, toaster, dishwasher, hob…
- Bedroom 1: with a queen-size bed (160x200)
- A shower room
- Separate toilet
Upstairs:
- Bedroom 2: with a queen-size bed (160x200) and two single beds
- Bedroom 3: with a queen-size bed (160x200)
The annexe (holiday cottage, 30 m²):
- A living area with a double sofa bed (sleeps two) and a dining area
- A fully equipped kitchen including: electric kettle, oven, microwave, toaster, dishwasher, hob…
- Bedroom 4: with a double bed on a mezzanine (140x190)
- A shower room with shower and toilet
For even greater comfort, the owners provide the following additional facilities: barbecue, washing machine, cot, plancha.
Outdoors:
- A swimming pool (private, unheated) measuring 8m x 4m, secured by an alarm and a cover, open from 15 April to 30 October.
- A beautiful, wooded and enclosed garden of 500 m²
- A 70 m² south-facing main terrace with furniture and the holiday home’s 20 m² terrace, perfect for enjoying sunny days
The house is ideally located in Pradons, in very pleasant surroundings. You will be close to all the essential shops, as well as boutiques, restaurants, bars, a market, etc.

Other notes:
- The fireplace is in working order; firewood is charged at an additional cost
- Pets are not permitted in the accommodation
- Bed linen and towels are not included but can be provided on request at an additional cost (to be arranged and paid for with our partner on site). The prices quoted are for guidance only and are subject to change by our partner
- The washing machine is located in the workshop, not far from the swimming pool
- Parents are responsible for supervising children whilst swimming. Opening dates are not binding and are subject to favourable weather conditions
- End-of-stay cleaning includes preparing the accommodation for future guests. Please leave it in a reasonably clean condition and clean any kitchen appliances after use
- The gîte is fitted with a security system. A camera is installed on the front of the house. This device will be deactivated during your stay.
- The accommodation is not accessible to people with reduced mobility (PRM)
