The room is basic, but it offers a budget-friendly option for Edinburgh. It's a student accommodation that appears to offer short-term stays (exclusively for students). While the Guest Experience Team mentioned the main building reception isn't directly affiliated with them, the reception staff were wonderfully kind and resolved a blocked shower drain very quickly on my first day. The location is very convenient—just three bus stops or a pleasant 15–20 minute walk from the train station. There's a tram stop right outside, bus stops just a short walk away, and plenty of amenities nearby, including Tesco, Sainsbury's, Co-op, and several great cafes and restaurants.
The bathroom looks a bit tired, and the shower stall is quite cramped—the shower door only opens halfway that I needed to go in sideways and still had to squeeze in. I feel this is important to be mentioned someway in the room description as this is not very accessible. There is also no kitchen access and no kettle in the room, which would be a lovely addition for future guests to make a hot drink. I had messaged in advance to request a quiet room with a balcony, but was told it was subject to availability upon check-in. I ended up in a room without a balcony facing a busy road, though fortunately, the windows are soundproof when shut. After a long travel day, asking for a room change felt like too much effort, especially since I had already messaged ahead, but it would have been nice if the request could have been accommodated.
