This recently built modern home offers 3 bedrooms and 3.5 bathrooms, just outside of Narrowsburg, a peaceful setting in the Sullivan Catskills.



Step inside to a grand two-story living room with vaulted ceilings and a built-in stone fireplace, the heart of an open concept design. The dining room centers on a welcoming dining table, a striking spot for shared meals, while the kitchen welcomes guests in with a small breakfast bar - well equipped with all you need for entertaining. Also on the main floor, a guest bedroom with a queen bed sits beside a full bathroom with a beautifully tiled walk-in shower.



Upstairs, two more bedrooms await. A second guest bedroom offers a queen bed, and the primary bedroom features a king bed and a private powder room for added comfort. A shared bathroom with a tub and shower combo serves this floor.



Downstairs, the finished basement is an entertainment hub, with plenty of space to play, and a full bathroom with a standing shower. A sliding glass door opens directly onto a stone patio, letting guests flow easily between the indoors and the quiet, wooded setting beyond.



Outdoor living continues with a screened-in porch fitted with a dining table, ideal for long summer evenings without a single mosquito, plus an open deck for morning coffee or evening drinks. Nearby Narrowsburg is a walkable riverside village of galleries, antique shops, and The Heron, a New York Times-recognized restaurant known for its river views and locally sourced menu. Cochecton (15 min), Callicoon (20 min), Barryville (20 min), and Jeffersonville (25 min) each bring their own farm markets, breweries, and riverside dining. Bethel Woods Center for the Arts (22 min), site of the original Woodstock festival, hosts concerts and exhibits all season, while Livingston Manor (about 40 min) offers renowned fly fishing on the Willowemoc, hiking trails, and a growing farm-to-table dining scene. Getting Around:

Boulder Den is about 2 hours from New York City and guests can travel around by car as it is a rural area with limited public transportation. The main routes to access the town are NJ Routes 280 to 80 to 15 and 206N or the Palisades Pkwy to 6W/17W.



In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads.
