Casa da Arcadia is a spacious, premium canal front home thoughtfully designed for families and groups seeking comfort, privacy, and a relaxed waterfront living.

Just a short 5 minute drive from Mandurah town centre, guests can easily access local cafes, restaurants, shops, beaches and attractions while still enjoying the peace and privacy of a waterfront canal.

The home is set across two levels offering flexible sleeping arrangements, multiple bathrooms and plenty of space for adults and children to enjoy their zones.

Arrival & Parking:
The driveway comfortably accommodates up to 3 standard vehicles. Two blue solar verge lights illuminate the driveway at night to make the property easy to locate.

A Zappi Type 2 EV charger is also available onsite beside the driveway for guests travelling with electric vehicles. Access is available upon request and a charging code will be provided during your stay.

Upstairs:
The upper level is anchored by an exceptionally large master suite designed as a true retreat. This room features a king bed, a comfortable sofa that transforms to a single sofa bed at the touch of a button, and a baby cot for guests travelling with infants. Sliding doors open onto a private balcony overlooking the canal, furnished with a table and chairs – perfect for morning coffee or quiet evenings by the water. The master suite also includes a walk-in wardrobe and a large ensuite with a bathtub and oversized walk-in shower.

A dedicated study nook is located upstairs between the bedrooms, ideal for remote work or quiet reading.

The second bedroom upstairs is a family friendly kids' room, fitted with a versatile bunk configuration featuring a single bed on top, a double bed in the middle, and a pull-out trundle for flexible sleeping. This room includes a walk-in wardrobe and access to its own bathroom with shower, toilet, and basin – perfect for children or teens while remaining close to the master suite. A retractable baby gate is installed at the top of the stairs for families with young children.

Downstairs:
Downstairs offers a third bedroom with a queen bed and its own bathroom with shower, basin and toilet – ideal for grandparents, extended family, or guests who prefer ground level accommodation.

A full laundry is also located on this level equipped with a washing machine, dryer, sink, portable clothesline, iron and ironing board for longer stays.

The heart of the home is the expansive open-plan kitchen, dining and living area, designed for effortless entertaining and relaxed family time.
The kitchen is fully equipped with quality appliances, a large Samsung fridge with filtered water and ice maker, coffee machine, dishwasher, gas cooktop, oven, microwave, kettle and everything needed for family meals and entertaining.

The living area features a generous leather modular sofa, styled around two coffee tables and positioned to enjoy the canal outlook. The sofa converts into a comfortable double sofa bed, providing additional sleeping space upon request.

A 55-inch smart TV with PlayStation (PS4 and PS3) and a selection of games offers entertainment for both teens and adults. Inside the TV cabinet you will find children’s board games, card games, children’s books and toys – perfect for quiet afternoons or family evenings in.

Directly behind the lounge area sits a large 10-seater dining table, ideal for long meals, shared celebrations or casual family dinners. Adjacent to the dining area is a casual children’s activity space with a small table and chairs, along with a highchair.

Large sliding doors extend the entire living area out to the alfresco and canal-side deck, creating effortless indoor-outdoor flow.

Outdoor living:
Outdoor living is a standout feature of Casa da Arcadia. The alfresco area includes a large 8-seater outdoor dining table, a wall mounted heater for those cooler evenings, additional casual seating on the decking, and a sun lounge overlooking the water – ideal for long lunches, sunset drinks, or quiet afternoons outdoors.

Positioned against the limestone wall is a new 4 burner gas BBQ with a fully plumbed sink and preparation bench, creating a dedicated outdoor cooking and seafood preparation area. With direct canal access, guests can enjoy the private jetty for boating, crabbing, kayaking or simply relaxing by the water, all from the comfort of the home.

Kayaks and crab nets are stored in the under croft near the jetty, along with 4 life jackets (2 adult and 2 children) and a rescue life ring. An outdoor hose and outdoor shower are also available for rinsing off after time on the water.

Please note that crabbing is seasonal, with a closer from 1 September to 30 November each year.
