The heart of Fontana Breeze is its 600 sq. ft. covered deck, wrapping around 2 sides of the home with long-range views of the Great Smoky Mountains National Park. This is mountain living, elevated.
Inside the home, vaulted ceilings and oversized windows fill the open-concept living area with natural light and long mountain views. Curl up by the smart fireplace, or gather the group around the gourmet kitchen's quartz island — fully equipped with stainless steel appliances, a 4-burner range, and everything you need to cook a full holiday meal or a quick breakfast before a day on the trails.

Primary Suite: A serene retreat with a king bed, wall-mounted TV, and a spa-like en-suite bath featuring a double vanity, brushed gold fixtures, and a glass-enclosed tile shower.
Second Bedroom: Playful mountain-lodge styling with a twin-over-full bunk bed plus a twin trundle — comfortably sleeping 3-4, perfect for kids or friends.
Living Room: A queen sleeper sofa offers extra sleeping space for adults or older kids not wanting to bunk up.
Second Full Bath: Serves the second bedroom and common areas, with a tub/shower combo and brushed nickel fixtures.

House Rules:
No smoking or vaping of any kind is permitted in or on the property. A $250 fee will be assessed for evidence of smoking, in addition to the standard cleaning fee.

No parties, events or large gatherings of any kind in or on the property.
All overnight guests (adults) must be listed on the reservation. The individual making the reservation is required to be on the property for the duration of the stay (no third-party bookings).

On to the fine print...
The road through the community is newly paved. The driveway for the property is gravel and does have a relatively steep, but short, grade down to the home where it levels off. An SUV, truck, or higher clearance vehicle is recommended, but 4 wheel/AWD is not required. For those with vehicles low to the ground, or who do not want to drive down the driveway, there is ample flat, off-street parking at the top of the driveway.
There are two cameras located on the property. Camera one is on the front porch facing the front entry way and driveway. Camera two is located under awning covering the rear entry. These cameras do not view private areas and are for the protection of both our guests and the property. Tampering with, or removing the cameras will result in immediate cancellation of the stay and removal from the property.
While every effort is made to ensure all appliances, equipment, and amenities (including WiFi, fireplace, TVs, outdoor grill, fire pit, kitchen appliances, and HVAC systems) are in good working order prior to your stay, this is a mountain property and occasional mechanical issues can arise beyond our control. Should you experience an equipment malfunction during your stay, please notify us immediately so we can make every reasonable effort to repair or resolve the issue as quickly as possible. We are unable to offer refunds, discounts, or compensation for equipment failures, service interruptions (including WiFi/internet outages), or temporary loss of amenities, as these are not within our direct control and repair timelines depend on third-party vendors and technicians. We appreciate your understanding and flexibility should any such issue occur.
This property is on well water, filtered through a double filtration system (triple, counting the refrigerator's built-in filter). You may occasionally notice a slight sulphur smell, especially when running hot water — this is normal for well water in our area and is not harmful.
The electricity may occasionally flicker or go out during periods of heavy wind or inclement weather, which is common in our mountain location. We actively monitor outage status through our account with the power company and typically have a good sense of expected restoration timelines. In the event of an extended outage (e.g., overnight or during periods of extreme temperatures), we will work with guests to make reasonable alternative accommodations, but will not refund any accommodation fees.
