Step outside the front door of Welcome to the River, and the Cacapon River is right there. From the deck, you can watch the water move past, listen to the sounds of the river, and settle into the kind of quiet that’s getting harder to find. It’s a simple pleasure, but it often becomes the highlight of the trip.
This little riverside cabin has been part of one family’s story for decades. In the early 1980s, a grandmother and her husband fell in love with this spot and built the cabin by hand. Every beam and board carried a bit of their work, their laughter, and their hope for a place where family could gather.
In 2018, the family brought the cabin back to life with a thoughtful renovation. They updated what needed updating while keeping the warmth and character that made the place special in the first place.
Now, they’re opening the door to new guests and new memories.
The river is quite literally outside
The Cacapon is the star here. You don’t have to pack up the car and drive somewhere to enjoy it. It’s right outside.
Spend the morning on the deck with a cup of coffee. Let the kids play along the water. Bring a float and make your way downstream to the community river access point. Or, on a warm afternoon, simply find a comfortable spot in the yard and let the river do what rivers do — keep moving while you slow down.
There’s also a campfire ring for evenings when the stars come out, and nobody is in much of a hurry to head inside.
A small cabin with room to settle in
Welcome to the River is a one-bedroom cabin with a queen bed and a sleeper sofa, making it a comfortable choice for couples, small families, or a few friends looking for a mountain getaway.
The full kitchen gives you the freedom to make breakfast before heading out for the day or stay in for a relaxed dinner. And yes, there’s a good chance that coffee on the deck will become part of the morning routine.

There’s no required itinerary.
Maybe you’ll spend the morning exploring Berkeley Springs, then return to the cabin for an afternoon by the river. Maybe you’ll never get around to leaving the property at all. That happens, too.
Float the river. Read on the deck. Grill up dinner. Gather around the fire after sunset. Let the kids run around the yard while you listen to the water. Some of the best vacation days aren’t packed with activities; they’re simply full of time together.
And if you’re visiting during one of the quieter seasons, the river has a different personality. Fall brings color to the hillsides, winter makes the landscape feel hushed, and spring puts everything back in motion. Summer, of course, is made for getting in the water.

🚭 No smoking
This is a non-smoking property.
🚑 Keep roads and driveways clear
Please don’t block driveways, roads, or intersections. Emergency vehicles need clear access to surrounding roads and properties.
🚙 Please bring the right number of vehicles
The number of vehicles at the property should not exceed the number allowed based on the home’s number of bedrooms.
🤫 Be a good neighbor
Enjoy yourself, but please be respectful of the people who live nearby. Loud music and unacceptable or disruptive behavior aren’t permitted.
Arriving and heading home
⏳ Check-in is at 3 pm
You’re welcome to arrive anytime after 3 pm. If you’d like to arrive earlier, give our office a call the day before or the day of your arrival. We’ll be happy to check whether an early check-in is available.
⏳ Check-out is promptly at 12 noon
Our housekeeping team often travels a considerable distance to prepare the home for the next guests, so please depart no later than noon. That little bit of extra time matters.

🍴 Cooking supplies
Our kitchens are ready for meals, but please bring any specialty spices or food-preparation items you may need, such as cooking oil, aluminum foil, or wax paper.

If your property has internet service, you’ll find the login information on the refrigerator.
🤝 Rental agreement
Before your stay, we’ll email you a rental agreement to review and sign electronically.
One important requirement
☝️ Guests must be 25 years of age or older to rent the property.
