SLEEPING ARRANGEMENTS: The primary king suite has a private bathroom, vaulted wood ceiling and direct deck access. The guest king suite has a private bathroom and patio access near the hot tub and sauna. The third king bedroom includes a television and dedicated workspace. The bunk room has two queen-over-queen bunk beds, providing four queen beds in total. Maximum overnight occupancy is 10 registered guests, regardless of the number or size of the available beds. BATHROOMS: The home has three stylish full bathrooms, each with a walk-in shower. LIVING, KITCHEN AND DINING: The open living area features vaulted wood ceilings, large windows and comfortable seating. The fully equipped kitchen offers generous counter space, modern appliances, cookware, a large island and both drip and single-serve coffee makers. A large dining table provides plenty of space for shared meals and game nights. GAME AND MEDIA LEVEL: The lower level includes a pool table, foosball, shuffleboard table, poker and game table, arcade games and a children's play nook. The adjacent media lounge has an oversized sectional, large television and fireplace. A lighted three-person get-ready station and a private workout room with a bench, dumbbells, resistance bands, exercise ball and yoga mats add convenience. LOCATION: Blue Jay Falls Overlook is set between Ellijay and Blue Ridge, close to restaurants, wineries, orchards, hiking, waterfalls and year-round outdoor adventures. The Falls at Blue Ridge wedding venue is about a five-minute walk from the home. The property is for overnight lodging only; weddings, receptions, parties and other events may not be hosted at the home. GUEST ACCESS: Guests have private access to the home and guest amenities, including all four bedrooms, three bathrooms, kitchen, living and dining areas, game room, media lounge, workout room, laundry room, covered decks and outdoor gathering areas. Locked owner, storage and utility spaces are not accessible. Wi-Fi, smart televisions, laundry facilities, ample parking, an EV charger and a backup generator provide added convenience throughout your stay. A Ring video doorbell is installed at the front entrance and monitors the front porch and driveway. It may record video and audio when activated. There are no cameras inside the home or in private outdoor areas.
