Dipper Lodge was designed around one simple idea: give everyone something to look forward to.

Kids can race from the pool to the arcade. Teens can take over the game room. Adults can relax beneath the gazebo or gather on the deck. And when everyone comes together, there are plenty of spaces for meals, movies, games, and conversations that last well into the evening.

Inside, you`ll find comfortable gathering spaces, a cozy fireplace, a kitchen for meals at home, fun constellation-inspired bedrooms, and an entertainment-packed lower level.

Step outside and the experience gets even better: your private seasonal pool, covered gazebo, deck, grill, fire pit, outdoor dining, games, and peaceful wooded surroundings are all waiting.

☀ MINIMUM AGE

The primary guest must be 25+ to book.

🚭 NO SMOKING

Smoking is not permitted inside the home.

🔕 QUIET HOURS

Dipper Lodge is designed for fun and gathering, but excessive outdoor noise is not permitted.

👥 OCCUPANCY

Dipper Lodge accommodates a maximum of 12 overnight guests. (12th guest must bring an air mattress)

🏊 PRIVATE SEASONAL POOL

The outdoor swimming pool is a seasonal amenity. Opening and closing dates may vary depending on weather and seasonal conditions.

🔥 POOL HEATING

Pool heat is available upon request with advance notice for an additional fee.

Because heating a full-size outdoor pool takes time and outdoor temperatures can affect the final water temperature, we strongly recommend requesting heat well before arrival.

🔥 FIRE PIT

Guests are welcome to gather around the fire pit for cozy evenings, s’mores, and stories under the Poconos sky.

We provide 2 complimentary bundles of firewood to get you started. Guests are welcome to bring or purchase additional firewood if needed.

Please enjoy the fire pit responsibly and completely extinguish all fires after use.

🌲 POCONOS NATURE & WILDLIFE

Part of the beauty of staying in the Poconos is being surrounded by nature. Depending on the season, you may encounter deer, wildlife, insects, pollen, leaves, and changing outdoor conditions.

Please admire wildlife from a safe distance and never leave food or trash outdoors.

🔒 HOME DAMAGE PROTECTION

Your total price includes a $100 damage waiver, covering up to $2,000 in accidental damage during your stay. This is a damage waiver, not insurance.

Prefer a fully refundable deposit instead? Message us before your stay and we`ll set up a $2,000 refundable security deposit instead—returned in full after checkout if no damage occurs.

This process is handled securely via Stripe and must be completed before check-in instructions are released.
