The apartment features a spacious combined sleeping and living area with a plush king-size bed, hotel-quality linens and a comfortable sofa, as well as a separate kitchen, shower room, and dressing and utility room.

For entertainment, enjoy an Amazon Fire TV with access to popular streaming apps including Netflix, Prime Video, BBC iPlayer and more. Guests can simply sign in using their own accounts. Wi-Fi and a Bose SoundDock are also available.

Double French doors open onto a private west-facing terrace and shared garden, a peaceful spot for a morning coffee, relaxing in the sunshine or al fresco dining during the warmer months.

The separate kitchen is fully equipped with essential appliances, cookware and crockery, while the shower room includes fresh towels and toiletries for your convenience.

Close to the fashionable and bohemian Stockbridge district, with its trendy bars, restaurants and speciality shopping and a short distance from all the main city attractions, including the Castle and world-famous Princes Street, this stunning apartment is the perfect base for anyone visiting Edinburgh.

Please note that Edinburgh’s historic New Town is built on a steep slope. As is typical of the area's sought-after garden apartments, the property is located at ground level to the rear of the building, but sits two levels below street level at the front. Access is through the building’s impressive 200-year-old entrance hall and down two flights of original sandstone stairs. As there is no step-free access, the apartment may not be suitable for guests with mobility difficulties or young children.

It is easy to explore the city on foot from the apartment, Princes Street being only 600 metres away. Otherwise there are regular bus services on the main road to the city centre and other areas of the city.

The flat is on the lower ground floor.

The property is not suitable for children or infants due to its layout and certain features that may present safety concerns for younger guests.

This is a self-check-in property. You can check in any time after 3 pm, as long as you respect our standard check-in time.

Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.

Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :)

There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
