The property features 5 uniquely designed bedrooms, each with its own individual character and décor, with 5 comfortable beds throughout. For additional sleeping space, there is also a luxurious double sofa bed, making the property ideal for larger groups.

Guests can enjoy spacious communal areas designed for relaxing and spending time together. A vending machine is conveniently located within the property, offering easy access to snacks, drinks and other essentials during your stay.

One of the highlights of the property is the beautiful outdoor decking area, complete with outdoor furniture and plenty of seating for the entire group. It provides a lovely space to sit back, socialise and enjoy some fresh air.

With its unique interiors, generous sleeping arrangements, thoughtful amenities and inviting outdoor space, the property offers a fantastic base for group stays, family trips, celebrations and visits to the city.

Guests will have access to the entire apartment and all guest bedrooms during their stay.

One small room, clearly labelled **“Staff Room,”** remains locked and is reserved exclusively for cleaning staff to access during property turnovers.

**House Rules and Guest Responsibilities**

**Guest Occupancy**
The booking is valid only for the number of guests stated on the reservation. If the booking is made for 5 guests, only those 5 guests are permitted on the premises. No unauthorised person or persons are allowed on the premises without prior permission from management or the housekeeping team. Any unauthorised person found on the premises will incur a charge of **£50 per person, per day**.

**Events and Gatherings**
Prior written permission is required for any events, gatherings, or parties. A separate deposit may be required for any approved event.

**Smoke-Free Premises**
This is a strictly smoke-free property. Smoking is not permitted anywhere inside the premises.
A fixed fee of **£500** will be charged for deep cleaning if there is any evidence of smoking inside the property. Evidence may include, but is not limited to, smoke smell, smoke alarms being triggered, cigarette butts found inside the room or premises, or any other indication of smoking.

Guests are welcome to smoke outside the premises only. Ashtrays should be available outside the entrance door. Please dispose of cigarette butts in the ashtray. Once the ashtray is full, please empty it into the black bin located inside the gate.

**Belongings Left Behind**
Any belongings left behind after checkout may be disposed of. It is the guest’s responsibility to keep their belongings safe at all times and to ensure all items are taken upon checkout. Management will not be held responsible for any items left behind.

**Food and Kitchen Items**
Guests are personally responsible for disposing of any food or personal items left in the fridge, freezer, or kitchen area upon checkout.

**Tampering with Safety Devices**
Smoke alarms, cameras, carbon monoxide detectors, heat alarms, and any other pre-installed electrical or safety devices must not be tampered with under any circumstances. These devices are installed for health and safety reasons.
Tampering with, covering, disconnecting, damaging, or interfering with any such device may result in a fine of up to **£1,000**, depending on the severity of the matter.

**Bins and Cleaning Responsibilities**
Fresh rolls of bin liners can be found under the kitchen sink. Guests are required to empty the bathroom and kitchen bins when full. Rubbish bags must be placed in the black bin located inside the gate near the entrance.

Guests must clean up after themselves when using shared areas such as the bathroom, kitchen, and communal spaces. It is each guest’s personal responsibility to leave these areas clean and tidy after use.

**Food and Drink**
Eating or drinking on the bed is strictly prohibited.

**Bathroom and Sink Use**
Shaving in the sinks is strictly prohibited, as this can cause blockages. Any additional cleaning, maintenance, or blockage clearance required as a result may be charged to the guest.

**Lost Keys**
If a guest loses access keys, a **£75 charge** will apply.

**Television and Streaming Services**
A flat-screen TV is provided in the room. Guests may sign in to their own streaming accounts, such as Netflix, Amazon Prime, or similar services. Some apps may be free to use; however, many streaming platforms require the guest’s own subscription.

**Early Check-In**
Early check-in from **12:00 pm** may be available at an additional charge of **£75**. This must be requested before check-in and is subject to availability.

**Late Check-Out**
Late check-out may be available at an additional charge of **£30 per hour** after the standard check-out time. This must be requested and approved in advance.
Unauthorised late check-out will be charged at **£40 per hour**.

**Booking Alterations**
Any requested alterations to a booking may be treated as a cancellation. Where applicable, cancellation fees may apply in accordance with the cancellation policy.

**Emergency Access**
In emergency situations, including but not limited to water leaks, electrical faults, fire safety concerns, or urgent maintenance issues, emergency access may be required.
We will always attempt to contact the guest first. However, if the guest is unavailable or not present, the property manager and/or caretaker may enter the property to resolve the issue as quickly as possible.

**Damages and Serious Issues**
Guests must report any damages, faults, or serious issues immediately. Failure to report damages or serious issues may result in additional charges, particularly where the damage is severe or worsens due to late reporting.

**Heating During Summer Months**
During the months of **May to September**, the heating may be switched off due to warmer summer weather.
