The Nest offers the character and atmosphere of an older Black Hills home while putting you close to everything the Lead and Deadwood area has to offer. Location: Directly behind the Historic Roundhouse in Lead, with convenient access to Deadwood, Terry Peak Ski Resort, Pactola Lake, Sheridan Lake, and other Black Hills attractions.

Property Layout:

- The Nest consists of the main floor and upstairs of the house.
- The basement is separate and is used only by the owners when they stay at the property and as a supply room.
- The main floor features a fully equipped kitchen, two bedrooms with queen beds, a full bathroom, and a living room.
- The upstairs includes an office area, a half bathroom, and a bedroom with a king bed.
- There is a wooden deck located off the kitchen, as well as a balcony accessible from the upstairs bedroom.

Other things to note
* NO TRAILER PARKING: You can request a variance from the city to park in the empty shopping center parking lot across the street or any other open public parking spaces they may have. So if your needing to bring a trailer please request this.

* This property does host a two-car garage. One side is for the main house and the other side is for The Sweet Pea. The garage can only fit a sedan or motorcycles.

* Street Parking: Please read parking restrictions when you receive your check in requests. Please let us know if you will be coming in on bikes and need garage space.

* The streets in Lead are very narrow and most homes have just street parking.

* No washer and dryer available. Nearby laundromat is available.

* A separate guest cottage is located behind the main house. Separate entrance and no shared walls.

* For dogs: We do not allow puppies (under 1 year old), German Shepherds, or Huskies.

* We do not allow cats.

* If bringing a pet, a pet fee of $75 per pet is required. Please message us to let us know, and we will send a request for the payment, or you can pay through the listing platform.

* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us.

* Propane Exchanges: We do not directly exchange propane tanks. During business hours, if our team is available, we may be able to assist with an exchange.

* Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

* Any request to host a small gathering that exceeds the standard occupancy limit will incur an additional $250 fee.

* All gatherings are subject to prior approval by management and must be disclosed before booking. Please note that visitors are not permitted to stay overnight
Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
Other House Rules:

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Please keep noise to a minimum after 11 PM and always be respectful of the
neighbors. .

5. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

6. If bringing a pet:
6.1 We don`t allow puppies (less than 1 year old), German shepherds, or huskies. No cats allowed.
6.2 A pet fee of $75 per pet is required. Please message us to let us know so that we can send a request for the deposit.
6.3 Please clean up after your dog (pick up your dog`s poop)
6.4 No pets allowed on furniture or beds.

7. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.

8. For noise complaints:
8.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
8.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.


9. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $250 for extra cleaning.

Follow all check-out procedures:
1. Take out all trash

2. Wash dishes (or start dishwasher)

Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checking out, the guest will be charged $100.

* Any costs incurred by the host as a result of a late check-out will be passed on to you.

* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded
