Welcome to a one-of-a-kind estate on 2.8 acres designed for unforgettable group getaways. Lounge in your own indoor heated plunge pool (year round), challenge friends to poker, sing your heart out on the karaoke stage, watch a movie, or relax in the hot tub . Kids will love the indoor slide while everyone can enjoy the unique luxury glamping tent tucked away in the woods (seasonal). Home can sleep up to 25 people in the winter and 27 during the spring/summer/fall in our glamping tent!

We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement, ID verification, and a security deposit collection which will be a temporarily hold on the card for any damages. This will be returned back to your card within 7-10 days after your check out date. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

- Fines will apply if house rules are broken.
* Quiet time: 10pm-8am
CHECK-IN / CHECK-OUT
Early check-in or late checkout may be available if there is no same-day turnover. Please message us with any requests.
Failure to depart by the scheduled checkout time will result in a $250 fee.
Single-night bookings are not permitted (minimum stay is 2 nights).
GUEST CHECK-IN
Entry is provided through secure keyless access.
Guest check-in screening may occur via exterior security cameras.
Please ensure your reservation reflects the correct number of guests and pets.
WILDLIFE
As our home is nestled in the Poconos, you may occasionally see or hear local wildlife such as deer, chipmunks, squirrels, raccoons, bugs/spiders/ants, or even the occasional bear. Routine pest control is performed, but nature is part of the mountain experience.
HOUSE SUPPLIES
We provide a starter supply of essentials including dish pods, laundry detergent, paper towels, garbage bags, and toilet paper to help you settle in comfortably. For longer stays or larger groups, we recommend bringing additional supplies, as mid-stay replenishment is not provided.
SMART TVs
Streaming service logins are not provided.
FIRE PIT
Wood and fire pit supplies are not provided but may be arranged for delivery upon request. Occasionally, leftover supplies from previous guests may be available.
OUTDOOR POOL
Seasonal pool access is available from approximately mid-May through September. This pool is not heated.
We recommend bringing additional pool or hot tub towels if needed.
LAUNDRY AREA
Washer and dryer are available in the home for guest use.
Some laundry supplies may be left by previous guests, but we recommend bringing your own essentials if you plan to do laundry during your stay.
GRILL / BBQ
Enjoy outdoor grilling during your stay! Please clean and cover the grill after use.
PET RULES:
1) Pets must be added to the guest count on the reservation.
2) Undisclosed pets or guests will result in a $150 fine on top of the required payments.
3) Pets can not be left unattended outside the home, including the front or backyard.
4) Please pick up after your pets including inside/outside of home.
5) All pets must be on leash in the area
HOT TUB
1) Do not add ANY oils/soaps/bubbles/liquids to the hot tub. $250 fine to any guest if liquids are added.
2) Please rinse off before use to reduce contaminants.
3) Enter and exit slowly.
4) No jumping or diving in.
5) Do not bring glass in or near hot tub
6) Elderly or pregnant people should consult a doctor prior to.
7) Children must be supervised by an adult at all times.
8) Leave temperature on 96 when not in use.
9) Turn the jets off and return cover back on when not in use to maintain heat and keep debris out.
10) Ensure that the water level in the hot tub remains above the jet lines at all times.
11) If significant water loss is detected and guest misuse, a fine of $150 will be applied to cover the costs of refilling and rebalancing the water.
SWIMMING POOLS
No lifeguard on duty, please be careful. Swim at your own risk. No diving. No children allowed unattended by the pool. Urine detection is present in the pool; fine of $300 for urinating and/or eating, drinking in the swimming pool. Please be respectful so we can continue offering you all our great amenities! Indoor plunge pool is 9x9’ and open year round 24/7 for you to use as much as you like, as well as the hot tub. Outdoor pool opens Memorial Day of every year and closes September 15th.
PROJECTOR
The projector is on a stand. It works for both the indoor dance floor /movie theater and you can take it outside by the hot tub as well. Please make sure you bring the projector inside after use and do not use it outside in the rain or we will have to charge a replacement of $300 for it. It has an autofocus and works on an angle by the hot tub.
GLAMPING TENT
The luxury glamping tent is part of the booking, and a getaway within a getaway. There is electricity in there for your phone and devices. It is open Memorial day to Labor Day, as it’s very cold to sleep in the rest of the year. Please do not trespass past the glamping deck
TRASH RULES
Do not leave garbage bags or waste on the porch overnight, Kindly put them in the bag and disposed in the bins outside.
