**Your reservation includes the entire property, both buildings, and all listed amenities exclusively for your group. Nothing is shared with other guests during your stay.**

IMPORTANT PARKING INFORMATION

The property offers ample parking. However, the driveway leading toward the Private Guest Retreat is steep.

**DO NOT DRIVE OR PULL ANY VEHICLE PAST THE CARPORT.**

All guest vehicles must remain at or below the carport. This applies to all vehicles, including SUVs, trucks, and four-wheel-drive vehicles.

Please review the parking and property layout photos before arrival and share these instructions with all drivers in your group.

By booking, guests acknowledge the steep driveway and agree not to drive or park beyond the carport.

PROPERTY LAYOUT

The property includes **two separate buildings located approximately 30 feet apart**, both exclusively included with your reservation.

Main Home: 3 bedrooms, 2.5 bathrooms, a fully equipped kitchen, living and dining areas, basement theater room, and kids’ play area.

Private Guest Retreat: A game room downstairs and a private King suite upstairs with a full bathroom, separate living area, dining area with seating for 4, dedicated workspace, and kitchenette with mini refrigerator and microwave.

Please note that accessing the Private Guest Retreat requires a short walk outdoors between the two buildings.

WOODED PROPERTY & NATURE DISCLOSURE

This property is located in a rural, wooded setting surrounded by nature. As is common throughout Hocking Hills, guests may occasionally encounter insects, spiders, mosquitoes, ticks, leaves, pollen, mud, and local wildlife around the property.

The home is professionally cleaned, maintained, and regularly treated for pest control; however, occasional insects are a natural part of the wooded environment.

GENERAL HOUSE RULES

These guidelines are in place to help ensure a safe, comfortable, and enjoyable stay. Serious violations may result in additional fees or cancellation of the reservation.

**Quiet Hours:** 10 PM–8 AM. No loud music, parties, events, or disruptive behavior. A Minut noise monitor is used to monitor sound levels and does not record conversations.

**Registered Guests Only:** No unauthorized overnight guests or large gatherings.

**Smoking:** Smoking and vaping are not permitted inside the Main Home, Private Guest Retreat, game room, or any enclosed space. Outdoor smoking is permitted. Cigarettes must be fully extinguished and disposed of in a trash container. Never discard cigarette butts on the ground, deck, or wooded areas.

**Stargazing Dome:** Smoking, vaping, candles, and open flames are strictly prohibited inside the dome at all times.

**Pets:** Only approved pets are permitted. Please supervise pets and clean up after them.

**Neighbors:** Do not enter or trespass on neighboring properties.

**Property Care:** Please treat the home, furnishings, games, and amenities with care and report damage promptly.

AMENITY USE & SAFETY

**Hot Tub:** No glass, food, lotions, oils, or soaps. Replace the cover after use. Do not drain, refill, add chemicals or substances to the water, or tamper with the water, controls, or equipment.

**Barrel Sauna:** Follow posted instructions and leave the door slightly open after use.

**Firepit:** Never leave a fire unattended. Fully extinguish the fire after use.

**Stargazing Dome:** Do not leave food inside. Secure the door when leaving and return the lighting remote after use.

**BBQ:** Turn off the propane and clean the grill after use. Propane is provided.

**Game Room:** Use games and equipment responsibly and return items to their proper locations.

CHILD SAFETY

This is not a childproof home. Stairs, furniture, cleaning products, breakable items, hot tub, sauna, firepit, game room, stargazing dome, deck, and wooded areas may present hazards to young children.

Children must be supervised by a responsible adult at all times.

WINTER WEATHER

Snow and ice may affect the driveway, stairs, decks, and walkways. Please use caution, wear appropriate footwear, and plan accordingly for changing Ohio winter conditions.
