Surrounded by lush tropical scenery with sweeping Caribbean views, Casa Promesa was designed for relaxing and spending time together. The property features a private infinity pool, spacious pool deck, multiple covered terraces, comfortable outdoor gathering areas, and plenty of room to enjoy the island’s natural beauty.

Casa Promesa consists of a spacious main house and a separate guest house, creating a flexible layout that works especially well for families, couples traveling together, and multigenerational vacations. Guests can gather around the pool, share meals overlooking the ocean, or retreat to their own private spaces when they are ready to unwind.

Main House

The bright and spacious main house features an open-concept living, dining, and kitchen area with beautiful vaulted wood-beamed ceilings and warm Caribbean character. Large windows and open terraces bring in natural light while showcasing the surrounding tropical landscape and ocean views.

The fully equipped kitchen offers generous counter space, plenty of cabinetry, modern appliances, and a large island with seating. The adjoining living area provides a comfortable place to relax, while the covered terraces offer inviting spaces for outdoor dining, conversation, and enjoying the view.

The main house includes:

• Two bedrooms, each with a queen bed
• Two beautifully finished full bathrooms with walk-in showers
• One additional half bathroom
• Air-conditioned bedrooms and living area

Bedroom access is based on the number of registered guests. Smaller groups will enjoy exclusive use of the main house, pool, terraces, and outdoor areas. Guest-house bedrooms are opened as needed according to occupancy.

Casa Promesa is always reserved for one group at a time—the property, pool, and outdoor spaces are never shared with another reservation.

Guest Cabin

Just steps from the main house, the separate guest cabin offers two private, identical accommodations—Suite 1 and Suite 2—giving additional members of your group their own comfortable space while keeping everyone together on the property.

Each guest suite accommodates up to four guests and includes:

One queen bed
One set of twin bunk beds
Private full bathroom
TV
Mini refrigerator
Coffee maker
Open wardrobe

Although the suites are separate, they share a beautiful lighted back deck furnished with chairs and a hammock. It is a peaceful place to relax while enjoying views of the ocean and the property’s flowering and fruit trees.

A lighted pathway leads from the main house to the guest cabin through tropical grounds filled with fruit trees and plenty of pineapples when in season.

Together, the two guest suites accommodate up to eight guests. Combined with the two queen bedrooms in the main house, which accommodate four guests, Casa Promesa welcomes groups of up to 12.

Private Infinity Pool & Outdoor Living
Spend your days relaxing around your private infinity pool, enjoying the Caribbean sunshine, or taking in the scenery from one of the property's terraces.

Outdoor living is a big part of the Casa Promesa experience. Enjoy morning coffee overlooking the sea, gather for an outdoor meal, relax in a hammock, or settle in with a drink as the day winds down.

Set within more than 100 acres of lush tropical surroundings, Casa Promesa feels wonderfully private and immersed in nature. The property is dotted with coconut palms, pineapple plants, guava trees and other tropical fruit trees, all surrounded by expansive Caribbean and island views. It’s a peaceful retreat and a beautiful home base for exploring Roatán’s East End.

A Quieter Side of Roatán
Casa Promesa is located in the First Bight area of José Santos Guardiola, offering the tranquility of Roatán’s less-developed East End while still being conveniently located for exploring the island.

Nearby you’ll find Turquoise Bay Resort for diving, Big French Key, Daniel Johnson’s Monkey and Sloth Hangout, and Eldon’s, the island’s main grocery store. Spend your days snorkeling and diving, discovering beautiful beaches, enjoying local restaurants, or exploring the communities and natural beauty that make Roatán’s East End so special.

Entertainment & Connectivity
TVs are equipped with Fire Sticks, allowing guests to access their own streaming services. The main house also has a DVD player and movie collection.
Cable television is not provided.

Important to Know Before Booking
Electricity: Electricity is charged separately based on actual usage at $0.40 USD per kWh. The electric meter is read at check-in and again at checkout, and guests are responsible for the electricity used during their stay. We encourage guests to conserve energy by turning off air-conditioning when leaving the property and when doors or windows are open.

Power: Island-wide power outages can occasionally occur. Casa Promesa does not currently have a backup generator.

Road Access: The property is generally accessible with a standard vehicle during normal weather conditions. During periods of heavy rain, the entrance road can become slippery and 4WD may be necessary.

Early Check-In & Late Checkout
We’re happy to accommodate early arrivals or late departures whenever our reservation and cleaning schedule allows. If your property is ready early, we’ll gladly let you know so you can begin enjoying your stay sooner. Guests arriving before check-in may also be able to drop off luggage while our team finishes preparing the property.
