By confirming a reservation, the Guest acknowledges and agrees to comply with the following Terms and Conditions.
Check-In and Check-Out
• Check-in begins at 3:00 PM.
• Check-out is at 11:00 AM.
• Early check-in and late check-out may be available upon request, subject to availability and applicable fees.
Occupancy and Visitors
• The maximum occupancy stated in the reservation shall not be exceeded at any time.
• Visitors who are not included in the reservation are not permitted on the Property.
• Unauthorized visitors may result in additional charges or immediate termination of the reservation without refund.
• Parties and events are strictly prohibited without prior written authorization.
Payment Policy
• Payment equivalent to the first night's rent is required to confirm the reservation.
Regular Reservations
• Fifty percent (50%) of the remaining balance is due 30 days prior to arrival.
• The remaining balance is due 15 days prior to arrival.
Peak Season (December 20th - January 05th ) and Easter Week Reservations
• Fifty percent (50%) of the total reservation amount is due 90 days prior to arrival.
• The remaining balance is due 60 days prior to arrival.
General
• Failure to complete payments by the applicable due dates may result in cancellation of the reservation.
Cancellation Policy
• All payments made toward the reservation are non-refundable.
• No refunds will be issued for cancellations, late arrivals, early departures, no-shows, or unused portions of the reservation.
Third-Party Reservations
• Reservations made through third-party booking platforms are subject to the cancellation policies and terms of the respective platform.
Security Deposit
• A refundable security deposit of USD 800 will be collected at check-in and returned 48 hours after departure, provided no damages or policy violations are reported.
Housekeeping
• The cleaning fee is a one-time charge per stay and covers the final check-out cleaning only.
• Additional housekeeping services during the stay may be arranged upon request for an additional fee.
Property Care
• Guests are responsible for keeping the Property and its furnishings and amenities in good condition during their stay.
• Guests are responsible for any damage, loss, or missing items during their stay, excluding normal wear and tear. Charges may apply for repairs, replacements, or additional cleaning as necessary.
Respect for Neighbors
• Guests shall maintain reasonable noise levels at all times, particularly during evening and nighttime hours.
• Excessive noise, nuisance, or disruptive behavior may result in the immediate termination of the reservation without refund.
Pool and Community Amenities
• No lifeguard is on duty. Use of the pool is entirely at the Guest's own risk.
• Children must be supervised by an adult at all times while using the pool and community amenities.
• Glass containers are prohibited in and around pool areas.
• Use of community amenities is at the guest's discretion. Serena Vacation Homes and the property owner are not responsible for accidents, injuries, or damages related to their use.
Smoking and Pets
• Smoking and vaping are strictly prohibited inside the Property.
• No pets are allowed on the Property.
• Violations of these policies will result in a minimum charge of $500, in addition to any costs incurred for cleaning, deodorization, damages, or remediation services.
Scheduled Property Maintenance and Access
• Serena Vacation Homes reserves the right to access the Property for emergency situations, urgent repairs, inspections, or necessary maintenance, with reasonable notice provided whenever possible.
• Gardeners and pool maintenance team follow a rotating service schedule throughout the week. As part of the regular upkeep of the property, they may need to access the outdoor areas, garden, or pool during your stay.
Safety and Legal Compliance
• Illegal activities, drug use, and any conduct that violates Costa Rican law are strictly prohibited.
• Guests shall immediately report any safety concerns, damages, or maintenance issues to Property Management.
Personal Belongings
• Guests are solely responsible for their personal belongings during their stay. Serena Vacation Homes shall not be responsible for any lost, stolen, or forgotten items. For added security, the Property is equipped with a safe for storing valuables, and guests are encouraged to use it during their stay.
Wildlife and Tropical Environment
• Guests acknowledge that Costa Rica is a tropical environment and that occasional encounters with insects, wildlife, or natural elements may occur despite regular pest control and maintenance efforts.
Force Majeure
• Serena Vacation Homes is not responsible for interruptions or circumstances beyond its control, including weather conditions, utility outages, internet service interruptions, road closures, construction in surrounding areas, or other unforeseen events.
Enforcement
• Failure to comply with these Terms and Conditions may result in additional charges and/or termination of the reservation without refund.
