BEDROOM & HOME LAYOUT
To help guests plan comfortably for their group, here is the general layout of the home:

**Lower Level – Entertainment & Recreation**
Designed for fun and gathering, the lower level features the home theater, gym, game area, and **two children-friendly bunk rooms**, ideal for younger guests or larger families traveling together.

**Main Level – Easy Access Living**
The main floor includes **two bedrooms**, spacious gathering areas, kitchen, dining, and main living spaces.
**Please note:** while the main level offers bedroom access without stairs, there is **not a walk-in shower or tub on this floor**, which may be important for guests traveling with elderly family members or those seeking step-free bathing access.

**Upper Level – Private Bedroom Retreats**
The top floor features **four spacious bedrooms**, each with its **own private en-suite bathroom**, along with an additional living room overlooking the backyard and pool for relaxing, gathering, or enjoying quiet time.

Guests will enjoy access to the entire home and grounds, including all indoor and outdoor amenities, with the exception of two locked owner closets and the attached and detached garage, which are reserved for private use.

We are nearby and available throughout your stay should anything arise. The best way to reach us is through the Airbnb app, and we strive to respond quickly. For check-in assistance or access issues, we can also help remotely through the front entry system to ensure a smooth arrival.

• **Quiet enjoyment** — Please respect neighbors and keep outdoor noise to a minimum, especially during evening hours.

• **Parking** — Please do not park on the street. Ample parking is available in the driveway and designated parking areas. The detached garage is not available for guest use.

• **Gym, Pool & outdoor amenities** — Guests use the gym, pool and outdoor amenities at their own risk. Children must be supervised at all times. Pool service may occur during your stay on Wednesdays and Saturdays during the season.

• **Property access & maintenance** — We are nearby and available if needed. Periodic maintenance (pool, landscaping, or emergency service) may occur during your stay when necessary.

• **Trash collection** — Garbage collection occurs Monday mornings.

• **Exterior security** — For guest safety and property protection, exterior security cameras are located outside the home, including at the front entry. No cameras monitor interior spaces or private guest areas.

• **Care of the home** — Please treat our home with care and keep spaces reasonably tidy during your stay. Report any issues immediately so we can address them quickly.

• **Damage & excess cleaning** — Additional charges may apply for excessive cleaning, smoking remediation, property damage, missing items, unauthorized guests, or violations of house rules.

•**Waterfall** — The waterfall feature in the pool is no longer available for guests use

•**Winecooler** — there is a built in wine cooler off the kitchen that no longer cools but is suitable for red wines
We will not be responsible for accidents or injury to guests or for loss of money, jewelry or valuables of any kind. There is a $500 penalty for anyone who violates the no smoking rule. They will also be asked to vacate the property immediately, and forfeit the remainder of their stay with no refund. Please note there are 8 Avalon Beach Tags, if lost or not returned a charge of $40 per tag will be charged. Please don`t eat food in bed or on the furniture. We understand you are on vacation and we want you to have a great time, but please respect that we have neighbors. Quiet time is 10pm. It is illegal to consume alcohol under the age of 21 in the state of NJ and we do not allow anyone under age to drink on our property. Anyone underage found drinking will be asked to leave immediately with no refund.
No illegal substances allowed on the property. No fires on the property. If this rule is broken, there is a $500 penalty and you will be asked to vacate immediately, with no refund. Thank you for all your cooperation...most of all HAVE AN AWESOME STAY!!!
