Guests have access to the entire property except for a small locked closet under the stairs, a locked storage closet in the downstairs bedroom, the crawl space and the shed.

This gated HOA offers a peaceful, nature-filled setting while still being close to popular attractions, restaurants, and outdoor activities. The community is known for its quiet environment, making it ideal for relaxing getaways.

Guests have access to a variety of amenities, including multiple swimming pools, lakes with beach areas, playgrounds, and sports courts such as tennis and basketball. There are also walking areas throughout the community where you may see local wildlife like deer.

The neighborhood is well-maintained and family-friendly, with 24/7 security and a focus on safety and community guidelines. It’s a great balance of privacy, convenience, and access to everything the Poconos has to offer.

GENERAL CONDUCT

-Guests must be 21 years of age or older to book, and the booking guest must remain at the property for the entire duration of the reservation.

-Please treat the property with care and respect. Any damages, missing items, or excessive mess may result in additional charges.

-To maintain a peaceful environment for our permanent resident neighbors, quiet hours are strictly enforced after 10:00 PM. We have a zero-tolerance policy for excessive noise or disturbances. Any noise complaint will result in a $200 fine per occurrence, in addition to any actions taken by local authorities if contacted. Continued disturbances may result in immediate termination of the reservation without refund.

EV CHARGING

-EV charging is available for $10 per charge.

CHECK-IN & CHECK-OUT

-Check-in: After 3:00 PM

-Check-out: By 11:00 AM

-Self-check-in with smart lock

-Late check-out incurs a fee of $100 per hour after 11:00 AM unless approved in advance

MAXIMUM OCCUPANCY

-The home has a strict maximum occupancy of 9 guests (including children).

PETS

-No pets are allowed at this property.

SMOKING

-Smoking is NOT permitted inside the home.

-Smoking is only allowed outdoors at the fire pit.

-Cigarette butts must be disposed of safely. A $750 fine applies for indoor smoking.

PARTIES & EVENTS

-Parties, large gatherings, and events are not permitted. There will be a strict $1000 fine.

FIREWORKS & FIREARMS

-Fireworks are strictly prohibited. A $750 fine applies for use of fireworks.

-Firearms may not be discharged at any time within the community.

OUTDOOR USE

-Fire pit is located in backyard, Fire Wood must be purchased for use.

-A water hose is available for use. Please shut it off after use, and in winter disconnect and drain it.

-Glitter is not permitted inside or outside the home. A $500 fine applies for any use of glitter.

PARKING

-Parking is available for up to five vehicles in designated areas only.

-Blocking driveways or access points is prohibited.

SAFETY & SECURITY

-Please lock all doors and windows when leaving the property.

-Exterior security cameras are installed: one facing the EV charger and one on the left side of the house facing the driveway. Cameras monitor only outdoor areas.

TRASH & RECYCLING

-Guests must dispose of trash in the designated outdoor bins before check-out.

WILDLIFE

-The property is surrounded by nature. Deer are often seen in the yard, and raccoons or bears may occasionally appear especially if food is left behind.

-Do not leave food or trash unattended outdoors.

ADDITIONAL INFORMATION

-Sensitive Septic System: Only toilet paper may be flushed. Non-compliance may cause system failure and result in charges.

-Bedding & Linens: Bed sheets, pillows with protectors, comforters, extra blankets, and quilts are provided.

-Towels: Each guest will receive one bath towel. The home also includes two kitchen towels and one hand towel per bathroom. Pool towels are not provided.If towels are returned with excessive dirt or damage, a $15 replacement fee will be charged per towel.
