This 3-bedroom townhouse (2 levels with bedrooms upstairs) would suit a couple and maybe a child/teenager or a 3rd adult, looking for a central Waikato base. Auckland is (1.5 hr ) north, Rotorua (1.5 hr ) east, Waitomo (1 hr ) south and Raglan (40 mins west). An easy 5-minute drive to Hamilton CBD, lake and Waikato Hospital. Two gyms are nearby, as well as a variety of takeaway shops and 3 laundromats.
You'll find a compact, freshly renovated kitchen with new appliances, dishwasher, wall oven, cooktop and microwave, plus a cosy lounge/dining area and bedrooms upstairs. A dedicated parking area (see photos) is metres from the front door. The property is located within walking distance of Dinsdale Countdown and other shops. It also has dedicated off-street parking.
A heat pump will keep the place toasty, and free WIFI is available. Please note that a third bedroom is used as a laundry room.
WHAT ELSE IS NEARBY
If you're into fitness, there are two gyms located within a 10-minute walk in either direction from the Killarney Rd intersection.
The Hamilton Lake takes about 45 minutes to circumnavigate on foot, and you're guaranteed to be greeted by other happy walkers.
If you need to be close to the hospital, it's a short drive, but an Uber is worth considering to save on parking. Equally, Ubering into or from the city is usually no more than $20.
Public transport is also cheap and readily available on Killarney Rd.
Also within walking distance is an array of Takeaway shops featuring Katsu, Kebabs, a bakery and more.
Please note Campbell St is located within a typical mid-socio urban neighbourhood with a mix of new apartments and older homes. A school sits at the end of the street, so a few young families live close by.
A 40-minute drive westbound will take you to Raglan - famous for its left-hand wave turn and recent host of a World Cup Surfing event.
Waitomo Caves awaits after an hour's drive south and as previously mentioned Rotorua and Tauranga are only 1.5 hours drive east.

A comfortable queen-size bed and a single bed are available in two of the 3 bedrooms.
A new compact kitchen features a wall oven, microwave and dishwasher for easier cooking and cleanup. A washing machine is available, and a clothes rack for drying.
Located down a shared driveway, an allocated car park is adjacent to the property.
LOCK BOX
A lock box will contain two front door keys. Guests have access to the entire property and the back courtyard. An internal garage space can be used for short-term storage of any large items, if needed
