Summary:

Two neighboring properties rented together as a single estate on the Oaxacan coast: seven suites on one side, five independent bungalows on the other, two pools facing the water, two large palapas, and a stretch of Pacific beach that belongs entirely to your group for the length of the stay. Capacity for up to 36 guests. This is the largest thing we operate, and the only setup that moves a group that size without crowding it.



The Space:

This is, in practical terms, an entire piece of coastline reserved for one group. The two houses sit side by side, each with its own pool, its own palapa, its own gardens and its own path to the sand, and together they add up to twelve independent accommodations spread across acres of jungle and palm grove. Thirty-six people fit here with room to spare — some spend the whole day around one pool, others don't surface until dinner.



Scale is the point. Between the two properties there are hectares of tropical garden, two complete social areas, and enough shaded corners that entire subgroups can run their own day apart from everyone else. The accommodations are separate structures — seven suites on one side, five bungalows on the other — so privacy holds even at full capacity. It's the natural format for weddings, company retreats, large family reunions, or several groups of friends traveling together.



Around it is the dense jungle of this part of the coast, and in front of it a long open beach that is almost always empty. The surf carries to every accommodation, all night. There are no neighbors in sight and no vendors on the sand.



There is a kitchen team on site. Set menus for breakfast, lunch and dinner are coordinated ahead of arrival — fresh Mexican cooking with regional ingredients, adaptable to schedules, preferences and dietary restrictions. Food service carries an additional cost and is arranged in advance.



Guest Access:

The entire grounds are exclusive to your group for the duration of the stay: all twelve accommodations, both pools, both palapas, the gardens and the full beachfront. There are no other guests at any point. Each accommodation is independent and locks separately. Private parking is available within the estate.



The Neighborhood:

This is the Oaxacan coast in a stretch with very little tourist development — dense vegetation, houses far apart, and a rhythm entirely unlike the town. Puerto Escondido is about 25 minutes away by car, close enough to go in for something and come back: the fish market, mezcal at dusk, restaurants that fill up late, and the calmer bays where the water is good for swimming.



Getting Around:

Puerto Escondido's airport is roughly 40 minutes away. For a group this size the practical approach is arriving in your own cars or arranging transfers from the airport; the team can advise on transport options. Everything within the estate is walkable.



Other Things to Note:

Maximum capacity for the full estate is 36 guests. Airbnb allows a maximum of 16 guests to be listed; each additional guest beyond the 26th is charged separately at 130 USD per person per night.



In order to manage the surrounding wildlife and protect the local flora, bringing outside food onto the property is strictly prohibited. This is why food service is arranged in advance: menus must be requested before arrival so ingredients can be sourced. The kitchen is the team's working space, so we ask that guests leave it to them.



We appreciate music kept moderate during the day and low after nine in the evening. Pets aren't able to stay here. Guest laundry isn't handled on site. The estate has Starlink internet and private parking within the grounds.



For security purposes, all guests must complete a mandatory digital check-in prior to arrival. This includes submitting a valid ID, completing a registration form, and providing a credit/debit card for a security deposit. This secure process is required to validate your reservation and receive check-in instructions. Failure to complete it may result in denied access without refund.



Interaction with Guests:

There is staff on the property throughout the day for meals, logistics, and whatever the group needs. The service is attentive without being intrusive — the group sets the pace and the team works around it. In the evenings the estate is yours.
