Guest access
The Snowater Resort environment is peaceful, serene, and offers an instant sense of calm the moment you arrive. Nestled in the Mt. Baker wilderness, this is a rare opportunity to truly disconnect, slow down, and recharge in nature.
Cellular reception and internet service is very limited throughout much of the area — part of what makes Mt. Baker feel like a true escape from the hustle and bustle of everyday life. Fortunately, our unit offers Wi-Fi with limited speed, allowing you to stay connected when needed while still enjoying the feeling of getting away. The resort's Recreation Building, The Club House, and The Cabin also have Wi-Fi access with limited speeds. Wi-Fi calling features on your cellphone is recommended for making calls once connected to the internet.
Once you arrive, simply park, connect to Wi-Fi, stream your favorite shows, access trip details, or check in with loved ones before settling into mountain life.
Arrival Instructions
As you head toward the resort, Chair 9 Restaurant is the last convenient stop for casual dining and is located approximately 0.5 miles before Snowater Resort. The resort entrance will be on your left.
Before check-in access is provided, we will request the following information for resort registration:
• Vehicle license plate number
• Vehicle make and model
• Driver License or any other official government issued identification
• Contact information: Phone number and email
The resort office verifies vehicle information prior to granting gate access.
EV Charging:
EV charging is available onsite for $13/day, paid directly to the resort office.

Saturday–Thursday: 10:00 AM – 5:00 PM
Friday: 10:00 AM – 10:00 PM
Check-In Process
If arriving during office hours:
The resort office will verify your reservation and open the vehicle gate for entry.
If arriving after office hours:
You may park near the office and take a short 1–2 minute walk to the unit to retrieve the key fob from the black lockbox. Your lockbox code will be provided before check-in.
After retrieving the key fob, you may drive your vehicle to the unit.
The condo entrance will also include a personalized door code for your stay.
Resort Amenities
Your key fob provides access to Snowater Resort amenities, including:
• Indoor heated pool & spa
• Sauna
• Locker facilities
• Squash courts
• Recreation and game spaces
Amenity Fee:
Snowater Resort charges $30/day per reservation for access to resort amenities unlimited access till 8:00am - 10:00pm each day. This needs to be arranged prior to booking.
Additional community facilities may also be available to reserve, including shared gathering spaces, clubhouse kitchen access for larger groups, and cozy community cabins perfect for movie nights, storytelling, campfires, and roasting marshmallows. Please reach out to request booking of community facilities.
Access to the Unit
Guests have access to the entire condo, with the exception of:
• The storage closet behind the front door
• The exterior owner storage closet before entering the unit

For the fastest and most streamlined experience, please communicate through the Messaging App whenever possible. This allows our hosting team to quickly assist you and ensures all team members have visibility to best support your stay.

Guest Responsibilities & House Rules
1. No Smoking / No Shoes Indoors
**No smoking or vaping is permitted anywhere inside the unit.**
To help preserve the cleanliness and comfort of the home for all guests, **please remove shoes while inside the unit**.
Guests will be asked to acknowledge house rules prior to booking confirmation. Additional cleaning, smoke remediation, or damage fees may apply if policies are not followed.
2. Parking Requirements
For safety and community compliance, **all vehicles must be parked in designated parking areas or driveways only.**
In gated communities such as **Snowater, Snowline, and Mt. Baker Rim**, parking on roadways, shoulders, easements, or undesignated areas is **strictly prohibited** and may result in **towing and fines at the guest’s expense**.
Please help us keep resort access clear for emergency and snow vehicles.
3. Septic System Care
Our home operates on a **sensitive septic system**.
Please **do not flush or place foreign objects** down toilets or sinks, including wipes (even “flushable” wipes), feminine products, paper towels, grease, food debris, or other non-septic-safe materials.
Thank you for helping us protect the system for future guests.
4. Quiet Hours & Respect for Neighbors
Please be respectful of neighboring guests and residents.
**Quiet hours are from 10:00 PM to 7:00 AM.**
We want everyone to enjoy a peaceful mountain experience, so please keep outdoor noise, music, and gatherings to a respectful level during these hours.
5. Excessive clean or damage after check out or pets unapproved will be charged to the guest up to $250.00
