With soaring ceilings and large windows, the main open-plan living area is filled with natural light while showcasing beautiful views across the property. Gather around the wood fireplace on cooler evenings, relax in front of the Smart TV, prepare meals together in the generous kitchen or enjoy long lunches around the large dining table.
Multiple living spaces provide plenty of room to spread out, while the entire upper floor forms a private parent retreat with a king bedroom, sitting area, workspace, walk-in wardrobe and ensuite. Outside, expansive lawns, mature trees, and beautiful sunsets complete the country escape.

GROUND FLOOR
• Private Entrance: Enjoy the convenience of your own private entrance into this spacious country farmhouse.
• Living Room 1: The main living area features soaring ceilings, large windows with beautiful rural views, comfortable couches, a Smart TV and cosy wood fireplace. A split-system provides air-conditioning and heating for year-round comfort.
• Living Room 2: A cosy second living area with a 2.5-seater couch, TV, games, and portable panel heater. Large windows bring in plenty of natural light and provide another peaceful place to relax.
• Fully Equipped Kitchen: A spacious open-plan kitchen with a large island bench, bar stools, double-door refrigerator/freezer, dishwasher, oven, Bosch induction cooktop and Nespresso coffee machine.
• Pantry: A generous separate pantry with shelving, microwave, oven, rice cooker, kettle and toaster, along with a first-aid kit and fire extinguisher. We also provide a welcome gift package for our guests.
• Dining Area: Gather around the large dining table with seating for up to 12 guests, perfectly positioned beside expansive windows overlooking the surrounding countryside.
• Bedroom 1: Features 2 king-single beds, blockout curtains, hanging space and a large window overlooking the front grounds and paddock.

• Powder room: An additional common toilet provides extra convenience located beside the laundry.
• Laundry: Equipped with a washing machine, dryer, laundry sink, iron and ironing board.

Wine lovers are particularly well positioned, with Moorooduc Estate within walking distance and Stumpy Gully Vineyard, Barmah Park and Phaedrus Estate among the nearby cellar doors. Local cafés including Derril, Milkbar Coffee and Mustard Moorooduc make it easy to start the day with great coffee or breakfast.
Families can explore The Big Goose Adventure Farm & Wildlife Park or enjoy a heritage train experience with the Mornington Tourist Railway, while nature lovers can discover the walking trails, wildlife and peaceful reservoir scenery of Devilbend Natural Features Reserve.

This house in not wheelchair friendly. There are some steps within the main living area. There are four bedrooms, a large common bathroom and small common toilet on the ground level floor, whilst the entire top floor is a private parent retreat combining a king bedroom, sitting area, workspace, walk-in wardrobe and spacious ensuite.
You are staying in a friendly and peaceful neighbourhood and we kindly ask you to respect the community and your surrounding neighbours.
The following strict House Rules apply :-
No loud noise between 10 pm and 8 am.
No parties or antisocial behaviour.
No additional people are to access the property without prior approval.
No pets are allowed in the property without approval.
No smoking is allowed in the property at any times.
If you break/ruined something, please let us know immediately.
