THE SPACE
Enjoy full access to the grand lodge along with three private suites, creating a spacious and comfortable retreat for groups, families, and gatherings. The lodge features a commercial kitchen, a large dining hall, a game room, a half bath, laundry facilities, and generous gathering areas that make it easy to cook, relax, and spend time together. The three suites each include a private exterior entrance, a private bathroom, a kitchenette, Roku TV, and dedicated heating and cooling, giving guests both privacy and convenience.
Outside, you can enjoy all shared outdoor amenities. These include a massive year round hot tub, a wood burning fire pit with built in seating, a mixed use sport court with overhead lighting, a playground, and a furnished patio with a grill and a Blackstone. The outdoor spaces offer plenty of room for activities, relaxation, and group time under wide open mountain skies.
Guest verification is required before arrival to ensure a smooth check in and protect both guests and the property. The lodge and outdoor areas are cleaned thoroughly and treated regularly, but this is a rural mountain and desert environment. Occasional bugs inside are possible. Keeping doors closed and food sealed helps reduce this. Wildlife such as deer, elk, birds, and other local animals may be seen around the property.
Children must be supervised at all times when using the playground, sport court, hot tub, fire pit, or any outdoor amenities. Weather and seasonal conditions may affect outdoor features. The hot tub is available year round. Please use it responsibly and follow posted guidelines. Exterior security cameras monitor the property’s entry points and outdoor common areas for safety. No cameras are inside any suite or private guest space.
GUEST ACCESS
You will have full access to the grand lodge and all three private suites. Inside the lodge, you can use the commercial kitchen, dining hall, game room, gathering areas, half bath, laundry room, and storage spaces. Each suite includes its own exterior entrance, private bathroom, kitchenette, Roku TV, and dedicated heating and cooling.
All outdoor amenities are available during your stay. These include the large year round hot tub, the wood burning fire pit with built in seating, the mixed use sport court with overhead lighting, the playground, and the furnished patio with a grill and a Blackstone. These areas are shared with guests staying in other units on the property.
There is no access to the cowboy cabins or their interior spaces. Parking is available on site and can accommodate vehicles, trailers, and outdoor gear. Fast WiFi covers the lodge, suites, and outdoor areas.
HOST INTERACTION
You will have complete privacy during your stay. Our team manages the property remotely, and we are always available by message if you need anything. Local support is also available when needed, ensuring a smooth and comfortable experience throughout your visit.
THE AREA
Your cabin sits in one of Utah’s most beautiful and uncrowded outdoor regions, surrounded by dramatic mountains, red rock canyons, alpine lakes, and quiet rural landscapes. The property is located along UT‑24 in Lyman, placing you in the heart of Wayne County, a place often called Wayne Wonderland for its striking scenery and year round adventure.
Capitol Reef National Park is a short drive away and offers scenic drives, slot canyons, orchards, petroglyphs, and world class hiking. Popular highlights include Hickman Bridge, Cassidy Arch, Grand Wash, and the historic Fruita district.
Fish Lake is another favorite destination, known for fishing, boating, kayaking, wildlife viewing, and cool summer temperatures. The surrounding forests and trails make it a peaceful mountain escape.
Thousand Lake Mountain and Boulder Mountain rise above the valley and provide sweeping views, quiet trails, high country lakes, and some of the best fall colors in the state. Both are easy to reach and offer endless opportunities for exploring.
Nearby towns such as Torrey, Loa, Bicknell, and Lyman provide restaurants, cafes, shops, outfitters, and small town convenience. Guests appreciate how peaceful the area feels while still offering access to essentials.
Wayne County is part of a designated dark sky region. On clear nights, the stars are incredibly vivid, and many guests say they have never seen the Milky Way so clearly.
TRANSIT AND TRANSPORATION
The cabin is located just off UT‑24, making travel simple and straightforward. Most guests arrive by car, which provides the easiest access to Capitol Reef, Fish Lake, Thousand Lake Mountain, Boulder Mountain, and the surrounding small towns. Parking is available on site and can accommodate vehicles, trailers, and outdoor gear.
There is no public transportation in the area, and rideshare services are limited. A personal vehicle is strongly recommended for exploring the region and reaching nearby restaurants, trailheads, scenic drives, and local attractions.
SPECIAL NOTES
This cabin does not include a kitchen or living room. Guests staying in this unit do not have access to the commercial kitchen, dining hall, game room, or indoor lodge spaces. The cabin includes a small kitchenette area suitable for simple snacks and drinks only.

House Rules
The Guest agrees to abide by the following house rules and understand that any violation of the following rule may result in extra fees and/or cancellation of the booking without refund. Violation of any of these rules may result in an admin fee of $50 added to any other lost item, damage, extra cleaning or incidental fees associated with the violation per violation incident.
Tobacco, Alcohol and Drug Usage
1. No Smoking, Vaping, or use of marijuana at any time anywhere on the property.
2. No illegal substances of any kind anywhere on the premises.
3. Smoking of any kind in or near the property will result in a minimum of $250 cleaning fee and eviction from the property without refund.
Being a Good Neighbor
1. No Parties, events, birthdays, bachelor, or bachelorette stays, get-togethers, hangouts, or the like.
2. Quiet time in our neighborhood begins at 10pm and ends at 8am.
3. Be respectful of neighbors.
4. Do not have more guests than stated on your reservation and no unapproved visitors. There is a $50 per night fee for every guest not listed on the reservation.
5. No loud music or disturbances. Especially after quiet hours which start at 10:00 PM
6. Do not use shared amenities outside of their posted allowed time frames.
7. Do not park in any assigned parking spaces that have not been assigned to the guest. Do not park anywhere parking is not allowed. The owner is not respondible for damage, or costs incurred due to improper parking.
Check-In and Check-Out
1. The check-in form with attached photo government ID an photo of responsible party must be filled out before arrival. The Guest will not be sent the door code at the designated check-in time unless this form is filled out properly. Incomplete check-in forms may result in cancellation of the reservation. Reservations cancelled less than 5 days before check-in due to an incomplete check-in form are not subject to refund.
2. Early check-ins can never be guaranteed prior to the day of check-in at 11:00 AM. Confirmation of early check-in will be sent in writing via SMS, Email or the booking channel’s messaging platform between 11:00 AM and 4:00 PM on the check-in day. The cost for early check-in is $10 for every full hour early that both parties agree on.
3. Standard check-in is any time after 4:00 PM
4. Checkout is by 11:00 AM. Due to cleaning requirements, we cannot offer late check-outs. The owner reserve the right to charge $75 for every 30 minutes after 11 AM for unapproved late check-out.
7. Please follow check-in and check-out instructions as detailed in messages sent via the booking channel, text message and listed in the guidebook.
8. The unit is equipped for self-check-in and the Owner will not be present during the check-in process.
Pets
1. Pets are only allowed if the pet is listed on the reservation, and the accompanying pet fee is paid prior to the start of the reservation.
2. Pets must be on a leash or in a secure container in all public areas of the apartment complex except the dog park (if applicable.)
3. You must pick up after your pets and dispose of feces in an appropriate manner.
4. Uncontrolled barking or other pet noise can lead to noise complaints. If it becomes an ongoing issue, we reserve the right to terminate the reservation without refund.
5. Pet urine or feces found in the apartment will lead to a minimum of $100 extra cleaning fee per incident.
6. The Guest will be responsible for any repair of
