5,000 square feet on three levels, high on a hillside above Canyon Lake, built for the trip where everybody actually comes.

Most houses that sleep 18 make somebody pay for it. Here nobody does. Four king bedrooms each have their own full bathroom, so mornings never turn into a waiting line. The master and one other king open onto private patios with seating, which is where the early risers end up with coffee. Downstairs, a bunk room with four bunks, two twin over full and two twin over twin, holds the whole cousin crew.

The top floor is where the group collects. Kitchen, dining, living room and wet bar all open into each other and out to the main patio, with lake views through floor to ceiling windows the whole way. Dinner runs long up here and nobody looks at their phone. There is a half bath on this level too.

The kitchen was set up to feed a crowd, not to look good empty. Full size fridge, gas range, real counter space, and glassware for everyone instead of a stack of plastic cups. A large dining table, Island seating, and additional living room and out door dining area offer plenty of seating options. Out the door, the main patio has a gas grill, seating areas, and chairs pointed straight at the sunset.

The middle level is the quiet floor: three king suites, each with a private bath and a door that closes. On a group trip that is the real luxury. The laundry room is on this level too, with a full size washer and dryer, which means you can pack about half of what you were planning to and lake towels get a second life.

The bottom floor is why the teenagers stop asking when you're leaving. A full game room with arcade cabinets, shuffleboard, ping pong and Pop-A-Shot. A private media room with recliners and a popcorn machine. A separate play room for the little kids, which quietly buys the adults an hour back. The fourth king suite is down here too, close enough to keep an eye on things, far enough to sleep.

A private elevator reaches all three floors. That is what makes this house work for grandparents, strollers, coolers and luggage all in the same weekend. Nobody gets left out of the plan because of stairs.

A pack and play and a high chair are already here, which is two less things strapped to the roof of the car, and the driveway holds however many vehicles show up.

The water is minutes away. Comal Park is the closest public access, with a boat ramp, swim beaches, and kayak and SUP rentals in season. Canyon Park, Cranes Mill Park, Jacobs Creek and Potters Creek all put a boat in the lake within a short drive, and Overlook Park at the dam is worth the trip for the view alone. Below the dam at Sattler, the Guadalupe River outfitters run tubing all summer.

When you want off the water, Gruene Historic District and Gruene Hall are 30 to 40 minutes out, along with New Braunfels for shopping and the Comal River. The Texas Hill Country wineries and the drive out the Devil's Backbone make an easy afternoon for the adults while the kids stay behind at the arcade.

Guests will have access to the entire property. No shared spaces with strangers.
