To protect our home, a short rental agreement is required after booking. The agreement will be sent to you and must be signed before check-in details are provided. A sample can be viewed in the House Rules section.

COMMUNITY REGISTRATION:

➡️ Located in Brier Crest Woods. HOA rental forms required prior to stay.

📌 Vehicle passes: Collect from mailbox on arrival, hang on rearview mirror.

📌 Wristbands: Located at the cabin for community amenities (beach, basketball, trash dumpster, etc.). Reusable — must be left at cabin upon departure. DO NOT DISCARD. Lost/stolen wristbands: $10 replacement fee.

 

⚠️ PETS: This property is NOT pet friendly. Please note, if we find evidence of an unauthorized pet in the home, we will ask for it to be removed immediately and guests will be charged a $400 non-refundable fine. This is also grounds for immediate removal of the guests from the home.

 

➡️ Primary renter must be at least 25 years old.

➡️ Early Check-in Fee: $50/hr

➡️ Late Check-out Fee: $50/hr.

➡️ Any extra fees are non-refundable.

 

📌 Just so that you are prepared before your arrival:

⚠️ Swimming: You are not able to access the water directly from the home. You will need to access the water for swimming or fishing from the beach area. Swimming is only permitted in the roped-off area at the lake. The lake at Brier Crest Woods is swim at your own risk.

⚠️ Fishing: If you are going to fish at all, you must have a PA state fishing license.

⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place. Please let us know if you have any concerns!

⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries — they’re generally well-behaved and prefer to keep their distance. As long as food and trash are secured, they’ll simply wander by and continue on their way.

⚠️ No Smoking: If any signs of smoking are documented, the renter agrees to pay a $500 fine.

⚠️ Quiet hours for the property are between 10:00 PM and 8:00 AM. Please keep noise levels down during this time.

⚠️ Winter Driving Note ❄️: During winter months, 4WD/AWD is strongly recommended for safe access, as mountain roads can be snowy or icy. We do our best to have the driveway plowed, but weather can change quickly. If a vehicle becomes stuck, guests are responsible for arranging and covering any towing or assistance needed.

⚠️ Lost & Found Shipping Policy: If personal items are left behind, we’re happy to arrange return shipping 📦 — please note a $50 handling fee will apply for retrieval and coordination, separate from and in addition to all shipping and delivery costs 🚚.

⚠️ Guests are responsible for properly disposing of all trash before checkout. A $5 per bag disposal fee may apply for trash left behind. If checking out on a day the community compactor is closed, please plan ahead and take the bulk of your trash to the compactor the day before while it is open.

📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required for this property. If not completed, your reservation will be cancelled.

📌 A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb. For reservations booked through Airbnb, the security deposit is offered only as an optional add-on that guests may choose to include at booking for extra damage insurance.

📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required, requested through the Airbnb Resolution Center (coverage up to the amount paid).
