First was the welcome treats and flowers. kids jumped in and felt very happy and thanked the host. Second the cleanliness and coziness of property. Ample parking space and a very calm neighborhood. It was very windy when we stayed and did not realise a single bit inside. I'll go back for a longer stay. The location was amazing viewed from the kids bedroom in the back and when you have your tea out in the backyard watching the sheep's graze in the mornings and evenings. All shops are within 3 miles/ 7-8 mins.
The only cons is the toilet has to be accessed past the kitchen. The property is located directly on a 40mph road so need to be mindful of locating it from the road. A small signage close to the road would help all who visit.

It’s a newly renovated property, everything is brand new, with a very well-equipped kitchen. Everything is spotlessly clean and smells lovely.
Unfortunately, the bathroom is on the ground floor, which makes it a little inconvenient at night, especially as you have to go through the living room and kitchen to get to it.

We really enjoyed our stay at 5 Ash Grove because it was in a quiet location with good off road parking and still provided good access to Hornsea & Beverley. The downstairs comfortable tv lounge opened onto a stylish and very well equipped dining kitchen adjacent to the bathroom. The dishwasher and washing machine even had capsules provided.
We appreciated the milk, bread, butter and croissants, which set us up for breakfast. There was also a great range of teas and coffee to choose from.
Upstairs the bedrooms were very comfortable providing blackout blinds in addition to curtains along with ample hanging space. We only used one bedroom but there was a choice of three alternatives. Overall a great place to stay with lots to recommend it.
